Have 200 acres between Turkey and Matador. $1600 for the lease and you deal direct with the landowner. Year round lease with Whitetail, mulies, hogs, quail, dove and turkey.

Just land / any upgrades? Only hunter on lease? Restrictions?

Mix of crp/brush. West fence is 160 acre of wheat. Deer use this place a lot going to and from wheat. I hate to put words in owners mouth, but I have had this place for 8years and he has never had any restrictions. As stated in OP you will deal direct with owner. I will say the game warden of the county owns the place that shares the north fence and there is no bs that goes on.

Sounds like a win for whoever snags it, for me to leap, I'd need to know that hogs frequent it and see some game cam photos...more ideal would be that someone wants to lease the deer rights, and the landowner just wanted to lease me the hog / varmint rights. Please pass that on to the landowner...if that situation came about, I'd be interested in committing to never disturbing the land during deer season(s) and having access the rest of the year for hogs, coyotes, bobcats, and other varmints.

How far to Childress ?Is there existing feeder and blinds ? Also can it be leased by two individuals and alternate hunting it ? It is roughly 40 miles south and west of childress. The landowner doesnt care how it is leased. Just keep in mind it is the panhandle and the deer desinty isnt what it is in the hill country. There will not be any existing feeders/stands. I will be taking all my stuff off the place.
