I have 50 ac North of Commerce, TX for lease. 6 to 10 ac lake with food a plot planted to water edge. Currently Milo and Sunflowers are planted in the food plot, wheat will planted along the shore line in September. The property has never been leased. Lake was built about 6 years ago and natural vegetation has been planted in the lake for ducks. The lake has a low water dam, in dry years water can be pumped to flood food plot. 

I have no ideal what a fair price is for the lease and can not guarantee a successful duck season. Send me a PM and let me how many is in your group and what your offer is. Serious inquiries only.

Picture was taken during last years drought, you can where the water line should be. Lots of shallow water for ducks to feed in.

For what you have $6000 is more than fair. A group of 5 guys would probably give you $8-10000 for all of dove and duck season.

Hey......just my opinion, but if your not gonna lease the property and have not even seen it, you should stay away from armchair pricing this very honest and fair mans property.

It is my first post Easton, cuz this thing got me fired up. As for his original post, if your talking about the one up top, there is no mention whatsoever of asking for opinions. It was a request for a PM (private message) on your offer and how many in group...... not causing trouble, just would hate for a father/son/daughter miss out on a nice opportunity to hunt because other people think 200.00/acre is "fair"...again not picking on anybody.... just my opinion. JMO...Obviously you have not been in the waterfowl lease game for a while...When you have a place close to the metromess,groceries for the birds to eat,GUARANTEED water even in dry years,..Im just trying to say what is "fair" when it come to private land...look at other leases on here and others and you will find it reasonable....Just making sure that there are some people on hear who want to cry about how much a place is to lease and try to lowball a landowner because they dont want to pay to play..Or take advantage of him because he doesnt know what it would bring....If you owned a house,and wanted to sell, would you take the county appraisal or fair market value....?

Trying to get the guy what he deserves....if you dont like it then send him a bid...Lets be realistic...Im sure he spent at least a grand planting the milo and food plots...fertilize,upkeep..Diesel,hours worked planting and harvesting....If I hadnt leased a place in Paris I would get a group of 4 together and pay 1500 a piece...

This is why I do a lot of hunting in other states. Texas hunting and fishing is too commercial for me. I have lived in Texas since 87 and have gotten used to it but still cannot believe the cost to hunt in Texas. I am heading to Saskatchewan next week to chase waterfowl. I will make a trip or 2 to Arkansas this year to hunt ducks. I go to Wyoming every year and hunt antelope and mule deer for a very affordable price. Two years ago the cost for two of us to hunt a 20k ranch was a steak dinner. I am heading to Illinois to hunt a monster deer. My deer lease last year cost me about as much as all the out of state trips I do. The Canada trip ia a little costly because of air fare but you just drive around and ask permision to hunt a field. As far as driving to other states, not much differant than driving 6 hours each way every weekend in Texas.
