I want to buy some properties. I am looking in the uvalde and bracketville areas. I have two places that I am looking at. One is 55 acres and the other one is 20 acres. Both have feeders and blinds set up. What do I need to look for to see if there is game out there? Deer, pigs, etc
In general when buying land what do I need to look for?
Thanks guys

Tracks, poop, trails, obvious bedding areas.
Usually seeing animals while viewing the property is a pretty good sign.
Go look right at daylight and dusk.

Besides that, distance ( time & miles) from house, water source, elec, decent roads, what size neighbors, how many hunt, topography, quality of native browse, shape of property, fences, gate(s), what improvements are already in place.

If financing get pre qualified / approved, have 20 ~ 30% down, shop for best rate, ask if the property has had a recent survey.
Cash deal, title search, check tax records.
Then read the thread " questions about buying land."

The above advice is good, but I'd add talking to the neighbors if possible. They may or may not be open with info.

It is very hard to find a quality small tract bordered only by large ranches anymore without an 8' fence separating them. Chances are you'll have a bunch of smaller neighbors like I do. If you are lucky they will be good folks, but you can't always count on that.

Where you looking near Bracket? I'm also from SA and have a place out that way. I know there are some places near me on the market...

all is good so far, I would even see if you could leave a trail cam out there for a couple of weeks looks for a good spot and dump a bag of corn on the ground just to see what all came to it. again others have mentiond really good things so just adding this to the list

If I put my wife in a high fence will her rack get bigger?

It says by Uvalde not sure. I contacted the real estate to send me more info. I know there is a large property next to it with low fence line...Thanks for the info

You can drive around the place after dark and spotlight. Just be sure and phone the local game warden and tell him when, where, etc. He may have info you need about the area and game.

Some good info, BUT, it all really comes down to common sense as to what YOU really will be happy with. I just went through a full year of checking out & dealing on properties and hunting areas. Started at leakey, campwood, ended up buying near rock springs. Made offers on 3 properties - 2 fell apart from bad sellers, 3rd ended up in a bidding war,(3 really BAD experiences). Finally found a great 55 acres south of rocksprings and now I'm so happy the first three fell through as I would have been disappointed quickly with the others.
My advice: Don't jump into something until you have shopped around, and are totally convinced that 3 years later you will still be happy with this property. Like the others said, set up game cams, check for tracks, rubs, wallows, water sources are key, feed, and a nice camp area for yourself. Plus, think about RESALE. Trust your gut feelings!!
