 oklahoma lease questions

Friend has 2000 acres just inside of OK north of Paris, TX. They were thinking about leasing it out for hunting. It has never been hunted "". Poachers have hunted it, but without any stands or feeders (I dont know if you can have feeders there. Anyway, how much would be the going rate per acre to ask for the lease. The house just burnt down, but there is electricity and water. 500 acres are open pasture land, with surrounding thick woods. Not alot of hunting pressure from surrounding area either. There is someone running cattle on it also. Any ideas for a price per acre for hunting year around lease. WIth a 3 year lease. This is family land and will not be sold.

We pay $5.00/acre on 2,000 acres west of Antlers....

The Red River border counties useally brang more then the more northern counties. You can put out corn feeders.
