Incorrect....I'm referring to building wetland areas that would be 10, 50, or even 100 acres each....at multiple locations.

On the flip side, there maybe a way to make money off the deal if you would be interested in establishing a mitigation bank, I have some good contacts for this.

You would however be restricted on land use possibilities, but could still retain ownership and recreational use of the property, including hunting.

In that case and concerning your business as a wildlife consultant... I would find best lawyer money can buy...period suprised you don't have one on retainer.

Looks like Jeff and stx are in similar businesses they should be able to send you to the right firm

I've had just enough experience with "wetlands" in the land development world to know that I will never try to create any on our family place, ever.

Something as simple as soil that stays damp near a drainage canal can be considered wetlands even though it never has standing water.

It's unlikely you will get caught, but if you do it will cost you big time... even if you are in the right.

This has spawned an interesting industry though. We found this in the Houston area. Investor groups purchased a bunch of worthless land and converted it to "official" wetlands. We could develop our piece if we paid those guys a huge sum of money, basically trading our wetlands for their new wetlands that were added to the area pool.
