40 acres there usually means 1000's of acres to hunt. A lot of absent land owners that have and never will come to the land and no fences. I had 20 acres there too surounded by a fence, leased 60k acres next to me that were bordered by SW Sunsites. No fences, just cattle guards here and there. Loved the country but wife hated the drive from DFW. Sold it on CL to a couple who lived in Missouri and had alergies and wanted a dry climent. Good luck with the sale.
