check with the chamber of commerce there in Comanche, they have listings for leases..

I went and looked at this lease today and have to make a decision tonight on it. It really has a lot of potential and looks very promissing. The thing I am wondering about, the last guys destroyed the cabin, which I don't care to much about... I have an RV but wondering why it ended so badly. The other guys were hunting all over the place including the adjacent land that was not leased to them and a bunch of other things. The two guys we talked to are sub-leasing it and have land all around it. They are reserving the right hog hunt, which they say they will only do a couple of times a year and there will be a few cows on it. Just seems a little awkward. The lease is in Sidney off CO 113... anyone have any thoughts or info?

How many total on the lease? I would guess maybe there were more than a couple of hog hunts.... would the leaser not say why the others left?

Ask if they can give you the # of the previous hunters. Just know it did end badly so get both sides and US your best judgment.

I am guessing it would be me and my hunting partner and the two guys subleasing the place that would be hog hunting once or twice a year. I am just getting the feeling these guys are leasing the land for 2000.00 a year then sub leasing it to us for the same amount then using the land as a free hog hunting place. I think we are going to pass. The other guys in the lease also hooked to the water pump house and pulled it over as well. I just can't imagine the other hunters being that malicious without being provoked. I am also thinking, if it is that great of a place and is only a 1000.00 a year per gun, why would they trash the place and get run off. I am thinking only getting one side of the story is a bad idea too, my hunting partner is going to call and ask for their number here in a few.

My mother was born and raised in Sidney,lots of good deer around there but hunting can be spotty,that used to be peanut country(deep sandy soil)lots of postaoak and blackjack,greenbriar etc. The deer don't always come to feeders and landholdings tend to be small-lots of pressure on the herd...Antler restrictions seem to be working good,so far...My cousin has 200 acres between Sidney and May,his son-in-law shoots some nice bucks every now and then. I agree,the guys that got off the lease are not going to have anything nice to say about the place,more than likely...Talk to the owner and voice your concerns...They may not even be aware of the guy's sub-leasing,if that's what they're doing.

There's a guy leasing land in Maydelle.. I spoke with him over the weekend, 70AC for $2880, at $41 dollars an AC??? Seems a little high..

Don't do it man! I was leasing the hall ranch in sidney right by the church. We were told that nobody would be hunting and we gave $6,000 for four gun's and full right's. Well then the landowner killed a 171" 10pt. with a 25.5" inside spread and his grandson killed a 161" typical 10 with a kicker off the g2. Must be somethin' in the water down there. We packed up and took our losses. The landowner later told us that he said he would hunt a few times. We later found several deer stand's that he had snuck onto the property right at deer season.
