I have about 130 acres in Northwest Brown County in the May / Williams Area. It is 70% Cover/PostOak, sandyloam soil with a 30-40 acre field on it. There is an old tank that does not hold very much if any water in it. No electricity at this time. There is a large lake on my neighbors place .5 mile away. It is very remote. It has not been hunted in the last 5-10 years according to the previous owner and I am sure no one has driven on the property in a long time. I had my game camera up for the last part of the season and have seen nice deer and hogs. The field would be prime for a food plot. This place is surrounded by open coastal fields and provides most of the cover for deer in this area. I bought the property in the last few months and may be interested in leasing, however I would like to know how much I could get for it before deciding to put it on the market of a lease. It may not be worth the effort and hassel for me to deal with right now. Thanks.

I don't think I would lease it for less than $2600. Is that unreasonable?

As Orn said, a lot will depend on how many hunters you can get on it, or how much game can be safely taken off each year. I would say $10-20/acre, taking those factors into consideration.

I would base price off what you estimate the deer population to be. How many would you guess live on the 130 acres? How many bucks/does should be taken each year and still have good numbers each year?
In my opinion, if you lease it at $20 an acre you would get a new group every year since they probably would be looking for big deer at that price and 130 acres probably isn't going to cut it for a trophy hunter. If you want a long term relationship and people that just want to hunt to hunt then I don't see them paying $20 an acre unless all amenities were included and maybe a lake to fish and duck hunt. That is just my opinion from the people I know.

Don't get screwed on this. I have seen most all the places in that part of the country, go for 1500, a gun. I have seen smaller acreage in that same area, even now, going for that and more. I would say 2 guns at 1500, unless 3 can be put on there. Don't worry about the price or negotiating. There are people dying to get a place like this, and 1500 is no problem. Best of luck

I WAS hunting 2 miles north of Bangs and we were on 400 acres @ $4600 ($11.50/acre) with power and water! However, the lease has just recently been sold to an oil/gas company. Not very many deer, but the ones we saw were big horns and big bodies! Also had a few turkey. We were only on it for 2 years.
Hope that gives you some insight!
I'm also back looking for a new lease....again! ! !

I wish this place was closer to Ft. Worth I would offer $3500 for 2 guns and permission to take the kids. Even at that price it would be a good deal. JMO

I think 1500 per gun would be fair for 2 guns (3,000). 1 buck and 2 does per hunter would probably work for the area and guests allowed to shoot hogs, dove, quail, turkey and deer if you give up your right to shoot a deer.

I would think electricity is a major factor in leasing a small place. Gives you a place to set a camp and not have to run a generator. Water can be brought in by the hunters each time they come but electricity is key in my opinion. Plus city/rural water in that area is awful!

Orn, I have never been a leasee on a hunting lease, so I don't know what I would be willing to pay to lease this property. Because I have other places to hunt, I feel sure I would not pay as much as others might.

I hunt near bangs/ Coleman and my place has electric only,w/ no water and it is $10.00 per acre and that's a good price!! for a 2 buck county, 1 buck counties $6.00 per acre's a good price!!

$27 an acre is a good deal sign unseen with no knowledge of the place? Where the heck have you been hunting?

Probably in Brown county I shopped around alot and Brown seemed to be overly priced everywhere I went. one landowner gets alot and then his neighbor then someone else purdy soon all us dedicated managers got nowhere to show our kids the outdoors except a city park!!JMO So Coleman's where we'll stay!!

I don't want this thread to get out of hand, stating this figure or that is BS or whatever.
What I would like to point out is that we are witnessing something, or at least I am, that'll make you gasp for air.
I was going to say $800.00, but then I began reading $3000.00 and such. I think either I'm in for a rude awakening or I'm just plumb out of touch.
Is land in central Texas leasing that high?

Big o, Brown,and San Saba and Mills WER'E ALL HIGH PRICED. JMO Maybe leasing and owning are a comparison because the smaller the parcel you buy the higher the per acre price seems to be. to lease that land for 35 per acre and his neighbors were sitt'n round the coffee shop talking it would come out "well john got so much for his place why can't I"? BAM !!

It sounds like your property provides most of the deer habitat in the area... and that's only about 100-acres of brush. In that neck of the woods you probably have 1 deer to 8 to 10-acres, so maybe your land holds 10-16 deer MAX. If your buck to doe ratio is typical of Texas, you probably have no more than 5 bucks, so to allow the harvest of middle aged bucks you need no more than 2 hunters. You can easily get 2 hunters at $1,250 each.
