I have paid a number of different prices through the years but as a whole here in Texas what would you think the average is. This is not a lease price bashing thread because we're all gonna pay what our budget allows.

Most people I know hunt in the hill country or west Texas and pay between 2000 and 2500, and that doesn't include protein!

I hunt in West Texas and we pay $2950 per year for Mule Deer Lease only.

East/central texas unmanaged cattle land...700-1000 per gun...east/central prime bottom land 1500-2000 per gun...east central texas large MLD3 lease 2500-3000 per gun

Lease hunting 2 years ago I saw prices from 750 to 3300 in areas like Limestone and Leon counties. Some lands were less than 100 acres and priced at 1500.
Sometimes it's hard being me! But somebody has to do it.

Too damn much and getting higher, that's why I purchased property four years ago! Seriously, in North Texas - $2000-$3000 per gun and down in South Texas where I grew up, $4000-$6000 with deviations on the lower and higher ends of these ranges.

That's pretty good for a non-AR, two buck county within 3 hours of metroplex. Well,as you already know, I just got this one and havent hunted it yet. I will let you know if the price was rite this time next year.

Hopefully the hogs are not as plentiful as they were for my buddy out that way. They had some good deer out there though.

Probably the best one around where I hunt is 400 acres for an even $4000.

Were still paying around $1,000 per gun. 600 acres & 6 guns. Not a great lease but a place to go with a good owner.

My guys pay a premium but they are not elbow-to-elbow either. It is a very family oriented lease and averages out to about 4-500 acres per hunter. I furnish a decent house on the ranch for them to stay. Also feed protein year round along with grain fields. Lots of hogs, turkeys and a boat load of dove before the $$#%# cold front runs them off. We are sculpting the brush in some areas and leaving other areas super thick. I am too old for that kind of stalking through the heavy brush type of hunting but some of the guys like it. They have their own little world in that area. We lost most of the stock tanks last Summer and I will be restocking this Spring. Bottom line is that I work hard at making a smaller group of hunters that enjoy this type of lease happy and they, in turn, pay a premium. So, as far as price...a lot of it depends on what your ideas are as to what is a good lease.
