What is the going price per acre for around 1600 acres in Stephens county for a deer lease?

Depends on the property. I've seen as low as $5 an acre for open country property, and $10 to $12 per acre with heavy timber. Most people these days are asking too much for deer leases, though.

I lease 3500 acres in Stephens County and pay $10 per acre.
The rancher also runs approximately 80-100 head of cattle on this same property. His cattle, he does not lease out the grazing rights. No oil or gas guys to worry about either.

I live in Stephens county and know several land owners here. Everybody I know gets $10-$12 and up...And everyone I know is full at this time.
