A few buddies that are well paid could figure out how much they spend in lease payments and travel to south texas and pool their money and own a place closer to dallas and actually build equity.

Or better yet somebody with the cash could buy this place and sub divide and either lease or sell in subsections....FAST!

What does hunting land lease for in that area, per acre ?

That depends entirely on the land itself...

Smaller completely unimproved places with bad fences and cattle running over the top of you can be had for $9ish an acre

However the completely improved with cabins, large surface water, good deer, food plots, barn walk in cooler, blinds and established roads....

well I know a place that doesnt have hunting as good as this place- that leases for $12.50an acre which is $50,000 for the 4,000ac plus you pay for all corn, food plots, utilies,diesel, + labor which would make it upwards of $100k per year for the whole place.(this particular place is split between 2 companies for employees and clients)

The problem for me (at least when I lived there) was the rifle season in Oklahoma lasts only one week (Thanksgiving) which is the one week a year I couldn't ever hunt due to family reasons!

Maybe they have a longer rifle season these days...always seamed stupid as hell to me.

Allthough with this one being on the equivelent of the MLD system here I would imagine they have different rules than the typical rifle season.

^^^^^^What Bobo said......Wait a sec., there aren't any big deer in Oklahoma, everybody knows that. I'm not too sure but didn't they also fall back to a 2 buck limit or is it still 3? I just got a pic from a buddy who took a low 200's nontypical. I believe it was from Push County.

This place would be gone in no time in Texas at that price. We got properties around where I hunt about the same distance that is just dirt and mesquites and they want twice that price.

Awesome country out there. Drive by that way several times a year on my way to Clayton, OK.
