98 Acre Shady Lane Forest at Miller Grove Texas on Private Road 1207 This natural beauty is located at the end of a private road (PR 1207 - which is about 8/10 of a mile long). The property is fully wooded and appears to be made up of virgin timber, with some trees reaching 100 ft. tall with about 80 ft. to the first limb. This unique property is one of the only places I have ever seen in Hopkins County with a forest canopy. The cabin was built in 1983 and sits at a distance into the secluded property on a hill overlooking two lakes (approximately one acre each). No kid can resist the temptation to cross the pole and investigate the island at the center of the lake! The cabin has approximately 1331 sq. ft. living area with central heat and air, beautiful solid pine interior (floor to ceiling), two loft sleeping areas (one in each end of the cabin), full bath and half-bath, 10 x 7.5 laundry room, and a full kitchen complete with electric range, microwave, and stainless refrigerator with ice maker. This cabin property allows for a back-to-nature experience, with all the amenities of a comfortable home. FEC Electric service is underground, Miller Grove Water Supply provides excellent water pressure, and Cumby Telephone offers both telephone and high speed internet service. Personally, I have not hooked up the phone or internet in an effort to escape the demands of constant communication, and allow my family to enjoy a full experience with Mother Nature! Enjoy watching the deer, squirrels, raccoons, butterflies, and hummingbirds from the screened in porch (complete with ceiling fans) and a 57 x 8 wrap-around covered deck. The large oak trees produce acorns and deliver an ongoing and ample supply of natural food for the animals. Since there are no lights close by to cancel out the magnificent view of the stars and moon at night, come and sit on the porch/deck and enjoy a majestic scene that many of us have forgotten existed - and some may have never seen! The other buildings on the property consist of a 1300 sq. ft. bunk house (complete with 4 sets of wood bunk beds) with full bath and large walk-in shower, a storage building, and equipment shed large enough to park a couple of vehicles in and extra room for 4-wheelers at each end. The property is all fully wooded with approximately 1.35 miles of shaded lanes along Turkey Creek, and over a mile of additional wooded lanes and trails, making a total of 2.4 miles of shady lanes to enjoy. Turkey Creek runs into Lake Fork Creek and helps supply water to Lake Fork. I am told that during the spawning season Crappie swim up the creek to spawn. We have seen and captured photos of many deer and other wildlife that live on the property. A hunters dream: spy deer from the porch/deck of the cabin or head out deep into the woods. Whether you enjoy riding your horses up and down the shady lanes, 4-wheeling, fishing, hunting, or getting back to nature - this is the perfect place! Come on down and reacquaint yourself with mother nature, her wonders and beauty. Located 80 miles East of Dallas, Texas - 54 miles South East of Rockwall, Texas, and 4 Miles South West of Miller Grove, Texas. Priced to sell at $395,000. For viewing and full tour of Shady Lane Forest, contact owner/agent Johnny Gibson 903-439-8985

3. If you feel an item is priced too high, do not comment about it. If it is too high, chances are it won't sell and will be lowered or removed. We enforce this rule to avoid arguments. If you feel an item is priced too high, PM or post the seller an offer. If you have no interest in an item, there is no need to make negative comments.

Looks like a sexy property...would love to be in the market, but I am not quite ready to jump into yet another property. Don't mind the trashy comments...some folks have too much time on their hands.

He would have owned it in the 80's. He built the house and lake. He passed away in the late 90's I think. When did you purchase it?

It was in the Sulphur Springs paper that a 20 point was shot about 4 miles east of the property.
