Alright guys here is the plan:
I have leads on a few different long term leases, all 2000 plus acres, on that's over 8,000.
I would like see how many would be interested in forming a club, the club would lease several locations and all members would have access to all leases.
Club members would buy their membership plus pay yearly dues. The membership money would be used for equipment such as blinds, feeders, bunks, coolers, ect... Yearly fees would be for the lease's and feed.
After the first season we could elect a board of directors to manage the rules and operations.
Now there are two ways to go with this, the club could be built around a large pool of hunter at low cost, and daily fees for usage.
or it could be built around a smaller group of hunters at a higher cost with out daily usage fees.
Oh and the lease's would be in the Hill Country with some exotics, and South Texas in the triangle.
Thoughts?

Not personally interested, but I can tell you that putting off making rules until after the first season would be one HUGE AZZ mistake. Asking for nothing but problems there.

Not my cup of tea. Sounds like something I would only be the least bit interested in if the land was all owned by the club, not leased.

Not my cup of tea. Sounds like something I would only be the least bit interested in if the land was all owned by the club, not leased. My thoughts too. Lock the land up in some type of holding company and then sell shares. Shareholders meet to set rules and establish dues. Too many things can happen with leased land.
Silver spurs and gold tequila keep me hanging on. Pretty girls and old cantinas give me shelter from the storm.

It is just in the forming stages, the details are not together yet.
But the good thing about a club with several lease locations is there is always a place to hunt, and you have the structure and money to compete with Corporations looking for a lease.
Lease locations will change, but the club will maintain members, equipment, and money for other leases.
This may not be a good deal for those of you who are on leases or have your own land to hunt, but for all the guys looking it could be 1 heck of a deal, specially if cost's are kept low.

I worked for American Sportsman in the early 80s.All was good until the economy tanks then the members cant pay the dues and then the club cant pay the lease fees

Think you need to set forth HOW you're going to do it. Flappin up a post that you're thinkin about it, and then with no real game plan set forth just don't do it.
No rules going in, as you stated that those would be set forth the next year by vote, and it's just not attractive to anyone without a FIRM PLAN of EXECUTION in place. No BS on rules next year. SET FORTH THE PLAN AND RULES, if you want to have any chance.
If you're planning on socking a lot of money in this, I hope you have $$$s to lose. Chances of survival of your cash likely isn't that good. Not saying the RIGHT plan couldn't work, but you've shown no foundation for that yet.
Again, not interested in it myself, but the right guy with the right plan might pull it off. Never say NEVER. Hope it works out for you! Hell, I'm happy for anyone that moves forward, but you can't do that without a plan set forth, and thus far you really have none. Are you able to sign multiple leases and guarantee those INDIVIDUALLY for payment? Are you thinking of forming a corporation or LLC to go this, which you probably should, but then be on the hook PERSONALLY to guarantee the lease(s)? Does the possibility of INDIVIDUAL bankruptcy not enter into this picture? You make rules the others don't like and they go POOF...you're saddled with the lease debts. IF you do it, and get folks in it, make them ALL guarantors on the lease. IF the plan is good, and they/you think it will work, go for it. I think you have absolutely no chance of getting something like that done this year, but stranger things have happened.

You are going to be be better off if you set this up as a business, probably an LLC, or maybe as a non-profit in conjunction with a conservation easement.
That way, the business owns the leases or outright buys the land. Any way you slice it, contracts and lawyers will be needed at some point.
