My last lease cost well over $1600 per year. I do understand that leases are going for about 1500-and up. Is it luck to get on a good lease for around 600 or so? My brother-in-law and I are both teachers and want to get back on a lease but don't want to break the bank since we are on TEACHER'S SALARIES.

From what I have seen, heard and researched I'd say a lot of luck would be needed to get a lease that low. Good luck.

how are east texas leases honestly Basically like every where else, some good some not. The key is what does the individual consider "good" vs "bad". But all the basics are there, high end and low end, 1000's of acres to 100's, over-croweded and not over-crowded, big deer to not so big deer, management minded vs blast everything that moves, etc. Naturally, out west, you have more wide open spaces, fewer people (including poachers per square mile), etc. The main difference is the hunting environment ... what they call a tree in west texas is a bush in east texas, sandy/rocky soil vs dirt/clay, etc.

You get what you pay for and that probably holds true for leases also.

I pay 500 bucks a year for 100 acres in Mason. I'm the only hunter on it. Pond with water year round. Crawling with deer. Best part, its a quarter mile up the road from my grandparents house. Spend time with them, and kill deer. Don't get too much better than that.
My buddy pays about $600 a year for a spot on a place out near Polk County. Its an east Texas piney woods lease. Several thousand acres, but it all belongs to a timber company, and the majority of it is thick thick woods, that you cannot easily walk through. They also can't cut down any pine trees. I went there with him for a weekend to hang out and work around the place. We spotlighted for pigs at different bait sites, and had no luck. Tons of tracks and droppings, no piggies. He's killed a few nice bucks, nothing scored over 120. Its about an hour and 45 minutes from where he and I live, so its not too bad to hop over there. I'd never trade my little 100 acres in Mason though. It is perfect for me.

As a general rule, the east Texas leases are going to be less expensive because most of it it timber company land. Like was said above it has it's good points and bad points. I think the hunting is harder because there are less wide open spaces so the deer can be harder to see. If you are the type that likes to throw up a feeder and sit in your box stand and watch the deer flock in you will be sadly disappointed. Many will say that deer in east Texas won't come to a feeder- especially the bucks. That isn't necessarily true. It depends on where you set your feeder up. Most east Texas leases have more members than you may be used to or feel comfortable with, but I don't let those numbers bother me. Many get on a lease just to get on a lease and may show up three times during the year- opening day, Thanksgiving holiday, and probably one more time before season ends or last weekend. I have 300 acres leased in Nacogdoches county and ther are four others on it with me- one is an older man that has been on it for four years and has never been up to deer hunt, one other is out of Houston that maybe hunts three times a year including bow season, one is out of Sherman and last year (his first year on) he came about five times including bow season, and one other out of Houston (his first year on) came once during gun season. But each of us only pays a little over $500 yearly. I thinkd anybody that gets on a new lease this year is going to have to give it at least a couple of years to see normal potential due to this year's drought.

Takes a little luck and a lot of getting out there and meeting new people. I am on one in East TX that is $250/year and offers deer and duck on 376 acres. I am also on one in southease AR for ducks/geese that is 1700 acres and we don't pay anything on that. It's not always what you know but, who.
Live to hunt, hunt to live.

There ia several in deep east texas for around $600. But I hate to hunt east texas. I can't stay in a stand very long if I can't see over 50 yards.
