Isn't it great when the landowner sets up a 3rd party for grazing rights on the place after you pay in full....

What are your experiences with this...?

It happened to us....Not much you can say..We worked out a deal where during oct,nov and dec the cattle are in a smaller pasture away from most or the hunting..We only have 2 feeders in that pasture rather than 8 in the other...That surprises me that he is putting cattle on the place now..We ended up having a pretty good relationship with the cattle guy..He actually brings out round bails fri afternoon to the front gate where the cows will stay most of the time during the wend...I would def ask the landowner to limit the cattle owner from driving around too much esp on the wends while yall are hunting/..

The deer will grow used o the cattle pretty quick, it shouldn't effect the hunting too much. Just need to put sturdy pens up around the feeders!

And watch what's behind the deer too, the bloodline/pedigree of the bull when dead is much more glorious and expensive than it is alive.

Tough times right now for most ranchers and some are just trying to stay afloat till or if it ever rains again.

Had something similar happen to me a few years ago in Hardeman Co. Leased the place for hunting and paid up. Guy said they would be putting a few cows out in the Spring. No big deal until Feb 1st. when they litteraly put about 600 head of the sorriest looking cattle I have ever seen on the 320acres we were leasing. So much for the turkey hunting we were planning on. Needless to say I didn't re-lease. Especially when the landowner wanted $3 more per acre.

our deal is its on 2000 acres and about 800 is wooded. The cows are there year round so they are use to the cows, BUT what keeps him from slinging a gun out the window when "checking" cows come rut. There is a 580 acre fenced in area that "I want put any cows on it unless it gets real COLD." and now who knows whats going to happen.
Going to try and keep an open mind about it ONLY because we are seeing some REALLY good 140-160 walking around already...

Why does this always happen to me!!!

600 head on a half section? We run anywhere from 16 to 22 per section depending on the year. They'd eat that down in a week.

That was my last lease but from August through February the cows were off of the property. It kind of worked out though because the cows would keep the roads mowed down as well as most of the shooting lanes and keep the camp grass from getting overwhelmingly tall. So it may work out for the better.

I have had more problems with Ranchers kids, relatives and friends, than I ever had with cows. Seems like the memo that "paid" hunters are on the ranch doesn't always filter down to people that give a rats a$$. On one lease we, caught the son and 2 of his college buddies 3 different in our stands. Wouldn't have been a big deal if it was agreed upon in the beginning.

I would assume west tx is as dry as my place in jacksboro and that feller got taken advantage of. Its so dry the mesquites are dying let alon grass

I have been cross ways with our rancher over cows. Finally I stopped leasing to him but my sil still leases to him and I. Since I feed alfalfa those things have torn up my feeder pens several times. They even get through panels and rebar.

This last time I called SIl and she made him re build me pens with drilled posts.

Id be willing to bet if you want exclusive rights you can get them next year, but itll cost you.. Cant blame a landowner for making what he can off his place.

Had it happened to me. Rancher put so many cows on there it was grazed down to the dirt. I litteraly saw NO deer that season. Needless to say, I no longer hunt there.
