Recently I've seen a lot of land for sale in Rocksprings. I've hunted there before, buy never really considered buying land there. I thought the hunting pressure was kind of high.

What can ya'll tell me about actually owning property there? How do you like it? Has your hunting been good there too? I know the deer population is pretty strong there.

Have a buddy with a place out there. Do a lot of research on the areas surrounding the place you're looking at buying. 2 potential major pitfalls of the area:

1. There are a lot of big ranches that have been divided up and sold off as a bunch of 50 acre plots. If you're surrounded with 20 other small tracts, stuff is going to get shot out quickly and you'll be left with rocks.

2. There are also a lot of larger ranches out there that are getting sick of what I mentioned above and are reacting by HFing themselves in. You better check to see if you're bordering a big ranch that has alredy HFd a side or 2. Again, would suck if you ended up getting stuck between a couple of HF operations.

It's a beautiful area and depending on where you are, it can have great game including exotics. But do your due diligence and use some common sense when buying.

Just my 2 cents.

I like the area also but it seems to get hit with Anthrax more than other places around the state. I can't tell you why but it
has a problem that's been going on for years. Baker

Good place to own land, just make sure to leave some canned goods and water on the porch to keep the illegals from breaking in. Thats what the locals tell me, i have never had any problems. All the locals are VERY friendly.

Do check out and see if the prospective place has a history of anthrax. They are required to tell you. That are is part of a triangle that goes from there to Uvalde to Del Rio where they have fairly frequent outbreaks.

It's pretty country, lots of old rusty fences let exotics move around quite a bit, and much of it is pretty thick with turkeys too.

Friend of mine bought a 100 acre platt. Was one of those "large ranch" that got broke up into "ranchetts". From the FM road to his property was 7 miles. It took us 45 mins to drive that 7 miles and I barely made it in my 2 whl drive. Then, that night, it started raining. Didn't think I was going to make it out. Had to drive across a "low water crossing" and the water was over my front bumper.
No way could I buy any land in that part of Texas. Can't grow nuthin, plant nuthin, and if you want a fence around your place, you have to drill every hole due to all the rocks!!

all i'll say is this......the land is cheap for a reason.

Anthrax, small tract sizes and difficult access are the main negatives

I own land north of Leakey,small tract on a mountain,while I agree with TXtrophy and Cameron about the anthrax and the shot-out factor I always see something when I go down there,I think you need to look at each property on its own merits.Yes it does seem like about every 4-5years there is an anthrax breakout,but I still always see game,exotics are not as susceptible to anthrax as native WT plus there is a lot to do in the off season,Lake Nueces (small dam out of Camp Wood)Frio river and concan are not far away,Devils sinkhole,Lost maples SP,If and when we move to Canyon lake I will be down there much more often.

I probably should have also mentioned that when I'm out there its like I'm the only person in the world,you are in the BOONIES,I always wanted to hunt the trans-Pecos area or even buy land there but it was just to far from big-D,my wife and I saw this place and fell in love(with the land)we were already "in love" with each other, yeah ,right,J/K honey.I say go check it out and if the landowner will let you spend the night out there and get a Feel for the place.

Was out in Rocksprings this past weekend, about 5 miles toward Junction and 10 miles west. Saw over 75 axis a day, black buck, fallow. All free range. Good aoudad out there too in the canyon country.
