We have five openings trying to fill for lease in Throckmorton County. There is a total of 2,108 acres (1,132 wheat, 976 brush). $1,300/gun includes shelter, electricity, and water. Deer, turkey, dove, hogs, and quail. PM me for more details and contact information.

I have a few questions for you if you don't mind.

Do you have other people already on the lease or would it just be 5? If so, how many people total? What size deer have been taken off of it in the last few years? Are there blinds already there? Also, can you go into a little more detail on the shelter?

There are twelve total spots on this lease, which if my math is correct, that comes to around $7.40/acre.

The last two years have been pretty tough for the whole county if not the whole state with regards to "trophies", but not numbers. Have seen plenty of mature deer but not the racks anyone was after, which I firmly believe is drought related. Traditionally, this is a hotspot for all game and with the rains this year, I anticipate an exceptional year.

There may be some stands in place but more would be needed to provide alternate areas to hunt. There is an older house on the property with plenty of beds, stove, range, refrig, toilet, and hot water. Not a pretty house by all means but very functional.

Hunting is easy..it's getting permission from your wife that is tough.

I'm not one to cause turmoil on the forum, but... How in the world are y'all hunting 2108 acres of land with 12 men. That would be stretching it if it was all pasture. Now I'm just talking about the deer. No doubt you have people who don't care about deer but still. Who would lease a parcel of that size to a group that big??? Dern.

I think it is just that some people from the city do not realize they are way over hunting their land. SOME have no concept of space from living in a crowded environment for too long. There is actually a recognized effect in the wildlife field in which wildlife professionals fight to counter. You can’t blame them at all, it just happens after a while. Our neighbors have a 300 acre lease with 7 people hunting it in Young County. They’re all from Dallas and fill all their tags. If a deer crosses their place, it gets shot. They just don’t understand and there is little public education on wildlife management.

I won’t hunt with them! I’ll sublease so they can pay for mine, but I make sure they are in a pasture far away as possible from my area.
And thought one of my places was over crowded with 3 people to a section.
Oh, a section = 640 Acres for you home-gamers.

I hear ya regardless of where someone is from. In the lease reports today there are so many with tiny acreages and too many hunters. Look at these. Don't you think some landowners need more knowledge about wildlife management instead of trying to see how much money they can get?? Leases are almost all by the gun, not $ per acre. I really wish they wouldn't let some of these people post some of these as it is a disservice. But to each their own.

50 acre Deer lease in Blance County, 2 guns at $1500 each. That is $60 an acre...

75 acre Deer Lease near Hondo, $1800

Looking for a group of 4 management minded hunters
to hunt this 450 acre deer lease in Throckmorton County, next to Miller Creek Reservoir

250 acre deer lease in Hamilton County, $2200 per gun, at 2 guns.

404 acres in Brown County, Deer and Hogs, looking for 5 guns at $3500 each. Call for more information.

How is that any different than doing what Justin said? You are making the situation worse for your own gain. Unless you put restrictions on what they can shoot, the property could easily be over hunted and then you have a revolving door with new hunters each year.

Here we go again with the management topic..NOT EVERYBODY wants to kill a big deer...Serious question..Do you think our Grandfathers and Great Grand fathers gave a crap about management..Take a look at their old hunting pictures where every basket rack was shot and they had deer piled up..We have gotten to a point now that we take it in offence when a deer jumps a fence and gets shot..You didnt own that deer the State does..or Maybe it was a childs first deer ever..

While questions are being asked, how come people want to try and equate the price charged per gun, into a $$$ per acre situation.

I always felt that when people started charging per gun, that tokk the price per acre out of the picture. I see folks trying to run that angle every year.

Even though it was over 20 years ago, when lots of land was leased by the acre, little or no mention was made about the number of guns on the place, it was leased by the acre and there might be from 2 to 10 people on a 500 acre place that leased for $1.00 or $1.50 per acre.

I don't understand this business of trying to equate that out to a set amount per acre.

I think you have me confused with someone else. NO, I’m not doing what Justin was talking about. Who said there are no restrictions on deer or the number of hunters? I was referring to the .22 shootin’, four-wheelin’, weekend warriors. I try to find them a place as far away as possible.

You have to figure out the price per acre to know if you are getting a good deal. Why overpay? Joe Bob wants to guns at $1,500 each on 100 acres while Flo wants $1,500 for two guns on 200 acres. Same amenities. You will take Flo's lease since price per acre is lower with same stuff.

The two people I know that lease their land charge per acre. Then they say you can put x # of guns on so max is 3. It is still price per acre. The # of guns is a marketing ploy. Who wants to say lease this land for $80 an acre??
