Hunted recently within in feet of the waggoner ranch. I have never seen anything so wild, untamed and magnificent. I have also never seen so many giant coyotes out strolling wheat fields at midday simply unimpressed that we were there with them. Seems like some control is needed there. Saw several little herds of javelina that I didn't think existed that far north. But likely due to the waggoner's untamed largely unhunted wilderness they are there along with hundreds of wild pigs and some unusually large deer. Freaky horns and extra large body size. Fella shot one that prior to gutting weighed in at 196. What a pig of deer. It is a wild untamed kind of a place. If I was rich I'd hunt the waggoner. As for dying of old age we saw very few fawns per doe, my guess is the coyotes are getting way to many of them.

I grew up outside of Vernon, so I'd vote Waggoner simply being biased. I've hunted around that general area all my life so far, and seen some brutes off the surrounding lands. I'd love a chance to hunt it. Basically zero hunting for 100's of years, so there are a ton of them, and agreed on most bucks just dying of old age.

This year, I got on a lease in Mills County and the deer there are like goats compared to the cow-like deer in Wilbarger/Hardeman/Foard Counties.

The Waggoner is for sale. If someone ends up purchasing it, it would be interesting to see if commercial hunting is allowed and how much those hunts would cost.

We have 4,200 acres in Foard and Knox County with over 2 miles of the property bordering the Waggoner Ranch. This is a deer that was killed in 2007 on the property very near the Waggoner property line. It scored 190+. You just never know what might pay a visit when you border the Waggoner Ranch.

Many have tried... Many have failed... lol. Musgrave ended up buying the Hendricks ranch and then broke it into a couple parts and it on the market for a ton. It then was dropped to his original asking price I think. Over extended maybe??

shoot, that much money, that much acreage .......and probably only wanting to deal surface rights is going to be their problem if they are really wanting to sell it.

A friend of mine spent a week or so with the cowboys on it and filmed a documentary. He never released it or finished editing it due to stuff. He said now all the networks want HD and this was done 10 or so years ago. I would really like to see it.

I had never heard of the Waggoner either and I'm no City Boy. Sounds like an awesome place. I wish I could visit. I hunted a place in So. Tx. once that never shoots trophy deer. Very impressive deer there. I can only Imagine what's on the Waggoner.

It must have failed too. His plan would have only worked in a perfect world. I hunt with Roy and stay at the place so glad it did fail. No one in this market would pay what he wanted to subdivide out 15K acres for anyway. I think he wanted to sell lake lots too if they ever built that lake. He will be dead if they ever finished that. Roy's north lodge would be underwater if they built that lake.

For a place that big and expensive I doubt there would be an actual asking price floating around. Attorney fee's alone would be astronomical on the deal. There are some awesome places for sale on landsoftexas but nothing can touch the size of the Waggoner of course. Plenty of those places have been for sale for years.

I'm not real well versed on land prices in that part of the world, but when I read $200 to 400million as a price it seemed very low to me. That's less than $400-800 per acre, which seems well below market. Then again, I guess there really isn't a "market" when it comes to 500,000 acres.

For comparison, the Bell Ranch in New Mexico is for sale at $286 per acre (290,000 acres). I'd think the Waggoner would require a much higher price based sheerly on location.

I was thinking around 700-800M would still be reasonable...and attorney fees would be out of sight, but that's why you keep them folks around as friends....bankers too.

There is a current listing for 37K acres in Childress for $32K. Most of the large listings in Foard/Know are for $1,000 or less an acre. I was thinking they would probably want $350 to $400 million for it. I don't think hedge funds are that stupid anymore but maybe a few are left.

I believe the Waggoner sold a few years ago to the Mormon church. It was tied up in court a few years, but I do believe it sold. But don't quote me on that.

I grew up in Baylor County (Seymour) and had spent lots of time on and around the Waggoner Ranch. I knew of quail hunting but never deer. I have seen some record sized deer all around the area. The only deer I have heard of being taken were taken with a spotlight, from the road. Most of the poachers were caught, jailed, and fined.
It has always been a dream of mine to hunt the ranch, but don't think it will ever happen. I will keep tabs of the ranch prob. for the rest of my life, with the hope that someone buys it and sells hunts.

The Matador offers hunts now. I doubt it would be much different.
