Hey all,

I need a new lease. Too much man drama at my place now and I think it's time to move on. I am located in north Texas, but willing to travel for the right place. Here is what I am looking for.

Year round access
Good/great deer hunting (MLD Preferred)
Ducks (high priority)
Doves
Hogs
Stock ponds for fishing
Would really like a Ranch house, but a camp site will suffice.
Family friendly, but drinking allowed
Either high or low fence
A chance at exotics would be nice

This is a wish list, and I am willing to give up a few things. My budget is $5000 but I am willing to pay a little more for the right place.

What's funny is the duck part is the hard part here. You can go to S. Tex with awesome deer but you might not have ducks for 3 years and then have more ducks than you can shake a stick at the next due to water levels on the lakes. How many acres did you come from with how many people? Just becuase you have that much money to spend it is still hard to find the perfect lease. It can take years and networking. (Not saying that to you as you probaby know.)

The ducks are my biggest problem. I love killing the little web footed critters, but I cant find a single lease that has both quality deer and duck hunting. I'm thinking that I might have to just do 2 different leases, one for ducks and another for all other game.

I am currently on 3000+ acres with 7 guys. It's a great place, but I am looking to diversify my hunting opportunities.

I understand good leases don't become available often, because they are that good. Just got to start my search now and maybe in a few years I will be able to get onto one.
