2 deer Leases near Clarksville, TX

A local farmer that I work with called me yesterday to inform me that he just picked up two new peices of property in the Clarksville area. One is 1500 acres the other is just under 1000 acres. We are wanting to lease them for gun season this year. The area has alot of deer and hogs. I am scheduled to view the property at the begining of next week and I will have more details then. This property could normally be leased for 6 or 7 bucks an acre. But with bow season winding down we are wanting to get 4 bucks per acre. We have decided to offer the 1500 acre track for 5,000 and the the 1000 acre track for 3,500.
The lease will be good until the end of August 2011.
Lots of deer and hogs. Mostly farmland some winter wheat has been planted. The neighboring properties are heavily timbered.
I would say that the land could handle a hunter per 200 acres. But the number of guns will be totally up to the lessee. Although the price will increase next season the current group of hunters will have first priority.

Wow , They sound like some really good chances to hunt some really good locations. I had a deerlease outside of Clarkesville on some of then Senator, Bensen land, There was some really large bodied bucks there that everyone said were Ok. deer that had came across the Red River, Can you tell me where the smaller of the two tracts of land are located please. Appreciate it. <><

The larger tract looks to be leased. The smaller tract is south of clarksville between 909 and 910. It has frontage on both highways and is continuous.

i hint close to jan and kay ranch we have 6-7 hunters non drinkers been together 15 yrs very respectfull of others property would like to see your place. we are looking for long term starting nxt yr.

We have currently filled these leases for this season. If you are interested next year then check with me in Febuary. There is a very good possibility that I will be taking over the management of about 10,000 acres in the NE Texas area...most of which I will sub lease in smaller tracts to deer hunters.

FYI: Duckiller is a great guy, and easy to deal with. I set up with him on a day lease property this fall and he was helpful, forthright, and professional.
