So here I am in the middle of June and now I need to find two hunters,,,

1000 ac in Bandera county, cabin water and elect. year round feed. four hunters.

DC good luck on finding a place cheaper than that when it has feed bill, housing, water, and elec. all figured in.

Okay so 1000 acres for 4 hunters comes out to $12000 for the lease or $12 an acre. Now say you put out 300 lbs of corn every 6 wks or so rounds out to 9 fills a year. Say you have 4 rifle and 2 bow stands that is 6 feeder, so now you have 54 fills a year each fill costs about $42. So just on corn your going to average around $2300. So take that off of the $12000 and your get $9700. Utilities should be around $50 a month so that is another $600. SO for the actual lease itself you looking at around $9100 or $9.10 an acre.
That is way below average and Dirt Cheap. And I just mentioned corn if there are a couple of Protein feeders being filled as well your talking a super great deal.
Good luck on finding people for your lease, sounds like an awesome deal.

I was thinking for that area and with feed included is worth $3000 and you get access to a cabin/house on top of that with utilities? That is a heck of a deal, for a fun place to hunt, not many big deer but great family place

Plus, that's 250 acres per gun, which much higher than most places. Sounds like a good place!

Lol most leases like that run from $3500 to $4500 a gun, don't allow kids, and many are hunting season access only.

Why is it that people feel the need to weigh in on what they think a place is worth and trash a guys thread? If you aren't interested because it is too high on price or you can't afford it, why not just move along or send a PM instead?

Value is in the eye of the beholder and I'm sure this guy would appreciate a little courtesy in not trying to throw a wet blanket on his efforts to find a good person to lease it. Don't know him from Adam, but I do believe in the golden rule.

thats what 250.00 a month to hunt...not bad if you really like to hunt and you can go and not have to spend $$$ on a motel..screw with a tent etc..or drag a camper ..

Dont like it then leave it and shut your mouth. Good lord ive heard its to expensive selling a ranch and it sold in less then 6 months. Should have listened to them I guess and not got WHAT THE MARKET BRINGS. Yall should get a lease with Obama and all pay equal prices and he can cut all the deers hornes off and then equally re distribute them.
