I have 180 acres for lease 5 miles northwest of Eden Tx. Wheat fields 1/2 and mesquite with 1 live oak hill and 1 pond that should still have fish but hasn't been fished in years. Plenty of deer and turkeys and excellent dove hunting.Price is $1700 per gun 2 guns total.2 bucks your choice and 2 does each. 1 guest at a time hunts off your tags no guests on opening weekend.No electric or water.We used to hunt here and camp but camp is overgrown and it is where some deer live so we stayed in Eden.There are some trophy deer here but you have to hunt them.
Never seen 'em grow bigger horns on the ground

I know the lease.... Good luck..... it sure isn't worth $1700 per gun.... I have 1st hand experience....

Buyer Beware..... Dont go thru what I and the others guys went thru last year leasing from this guy...... I have phone numbers of all the guys from last year and can tell anyone what our experience was leasing from him......

Definately Beware, this is the same guy who is trying to see 10, no wait 18, oh no wait 25 acres of land with 4 or 5 140 class bucks on it. Yeah that's the ticket.

The ranch has plenty of deer and there have been plenty of good bucks taken there in years past. Last years hunters aren't happy because it was a terrible year statewide.That plus when you have people going to the deer lease weekly and driving all over the place and walking the entire ranch every week and spooking out all the big bucks that aren't stupid than it makes any ranch hard to hunt even in Menard where there are as many good bucks as anywhere and tons of deer but we only saw 1/3 of the deer we see in normal years. there was a reason why there were over 50 deer seen over the fence on both properties. Because they weren't spooking out all their deer.

We werent happy because we had a ramrod that was full of it... if the lips were moving all you heard was BS....... He never put in any work...... always freeloading..... and we all think he was doing a little day leasing on the side..... on the extended season we know for damn sure he was. He posted adds here to take extra people on the lease..... What a guy.....

Thats a bunch of lies. I paid for my corn and filled feeders every time I went. I don't believe in going to the ranch every weekend. Bringing a woman on opening weekend when I said no guests the first 2 weeks. Walking all over the place every weekend.I did not ever day lease anything and me nor anyone else shot anything this year except for the leased hunters. I told Mike he could shoot a doe at the Eden field because I didn't shoot anything and noone else shot anything there either.What part of the ranchers rule I have to call him every time we go up so if he wants to go ride his horses and take his family out he isn't surprised to find someone staying there.On most ranches guests doesn't mean every time you go the ranch because its not fair to the other hunters who go up 3 times before the season and let it rest. We have never hunted this ranch and not shot at least 1- 130 class buck and seen many others until this year.Noone around killed anything close to normal and the county big buck contests were won with deer most people would let walk. I did find a 150 class buck dead on the ranch though noone admits to shooting at it.I think you were the only one who tagged out.

I damn sure didnt tag out there...... Baney Im not the only one who thinks bad of you.... ask the other guys on the lease! I wasnt up there every weekend..... didnt bring my wife without everyone knowing it and she only sat with me..... didnt walk the whole ranch every time I was there.... didnt drive the ranch every time I was there..... Your so full of it..... Good luck with leasing that piece of land in Eden..... No deer were killed there last season and it was hunted..... few deer were seen......
Hell Baney.... No one would even let you stay in there trailers...... you always showed up with no where to stay and nothing to eat...When the work started all you did was stand around or disappear..... but you were damn sure there to eat what we had cooked.....
I have said what I need to say.... Please contact everyone else on the lease and see what they have to say..... I am just trying to save some guy the headache we put up with......
Good luck.... and anyone that wants to lease from him... Have at it.... You will regret it......

Oh just for everyones info.... the lease he is talking about is not the one he is tryin to lease out...... he is charging almost as much for the eden lease as he charged us for almost a section last season..... so all the deer he is talking about seeing are 20 miles away from the lease in EDEN.....
I'm done..... I have said my piece and contacted the other lease members.... They will be posting their opinions soon....

Well I think you make some great points Mark. As a matter of fact, none of your comments are lies.
I guess some people do not undertstand that if you pay for a lease that you hunt the damn thing. Maybe for some it was not much money. However, for me... a couple of grand on a hill country deer lease is and I am going to do what I have to do to get a deer or atleast try like hell to do it. If that means going every weekend, well then so be it.
Robert, We did not drive all over the lease. The only time we drove through the ranch was to get to and from the stands and to fill feeders. Maybe for someone like you that is too much driving, but I know better.
It is kinda ironic that he is bitching about us driving the other property when this Eden property has steady traffic. I have never seen so much traffic on a hunting property due to neighbors getting to and from their ranch all the time....
You didn't day lease anything? hmmmm.... that is funny since I found this ad.
