Ok guys here ya go...... Many of you have contacted me about leases for 2010/2011. I think I have given everybody that contacted me an opportunity at these places, and I still have them available so I'm gonna put them on here for those of you that may be interested.

Appox. 400 acres in Childress Co. This is a wheat farm with some native pasture/drainages that run through the property. It borders a big ranch with very little hunting pressure. There are a couple of dirt tanks and a creek that runs sometimes. there is no electricity or drinking water, but there is a place to camp near by. I want to put two guys on this place for $1750.00 each.

320 acres in Childress Co. This place has a large deep canyon that runs the length of the property there are at least two live springs that feed two dirt taks in the bottom of the canyon. There is a wheat field on the West side. This place will have mule deer and whitetails. There is electricity and water and a place to camp on the place. I want to puy two guys on this place for $1750.00 each.

Appox 120 acres in Childress Co.this is an awsome little place! It has two creeks the converge right in the middle of the property in a big bottom. The place is bordered on two sides by wheat fields and it is landlocked. You have to drive through a guys CRP field just to get to it. There are no roads to the place. I have lived here all my life and I didn't even know the place was there. there is no hunting pressure around it at all and you can't really even see the property from any road. I was there trhe last week of quail season and the place is covered with deer! the price is negogtiable because i may be interested in working out some way of sharing the place or at lease having the right to bow hunt it once or twice during the season.

640 acres in Hall Co. This place is not officially available yet, but I think it will be and I can show it. 320 acres is in CRP and the other 320 is in native pasture. The CRP is in irregularly shaped fields accross the property. The native pasture is all in the low lying drainages that run through the place. There are wheat fileds on two sides and there will be muleys and whiettails both on this place. I want to put four guys on the place for $1750.00 each.

I do not have a dog in this fight but I want to put in my experience with Chad. I have never met chad other than on the THF. I knew that he had leased a bunch of land in the Childress area. I sent him a PM and ask if he had any after deer season day leases for quail. I referred 4 parties to him that I could not take hunting because I did not have any birds. I told them that I did not know Chad from Adams house cat so to be at their own risk. 2 of the 4 groups were very satisfied and one group did 2 other hunts with chad this season and the other group has booked a hunt with chad for the next season. The third group did not find many birds and had terrible weather. The third group said chad was a nice guy and tried hard. I have not received feedback from the 4th group. So I would say he got 2 10's and a 7 from the guys I referred to him and one group has not responded back.

Just for the record, the only other thread I found about anything to do with hunting leases in Childress Co. was talking about a property and a guy that I know nothing about! I don't have a partner of any kind. I have had one bad experience with someone that leased a place from me. I have leased and sub-lease appox. twenty properties a year for about seven years. In the only incident that I have had I was 100% "in the right". I don't feel it is necessary to explain all the details of that situation on this forum. I have PMed runt69s and invited him to contact me directly so that I can at least find out who he is and why he stated what he did on this thread.

I've exchanged PMs/e-mails with Chad regarding some leases in the past year or two, and may yet again regarding some of his properties this year. And while I've yet to lease anything from him, I get nothing but a good and decent sense from our correspondence. You don't obtain the track record and do the buisness he does by screwing folks over.

My opinion only, but I suspect this is nothing more than a case of mistaken identity. Hope it gets cleared up.

I can speak for Chad. I leased from him last year and will probably lease from him again this year. The place we had last year was good, but we have a few more guys now and need something bigger. Everything he has ever told me was true. I checked all references before leasing with him because of the reputation Leasing Agents as a whole have and I know some who have had bad experiences with them. Chad is NOT one of those guys. Every reference I called said the same thing. He is one of the most honest people you will find. If I ever had or have a problem with something, it is fixed right away.

I am not sure what the problem was but, I am going to figure that the person making the complaint is either talking about another person by mistake, or caused some reason for the bad dealings. I started hunting with chad 5 years ago and I can promise that you will not meet a more honest guy or for me, a better FRIEND!!! The first year I leased from him, my dad and I took a little place over at Northfield and he told us that it was a good little place, we would see alot of deer, it was close to 50/50 WT to MD and that he didnt know as far as big deer but, there were some in the area. We took it because it was late in the year and to my suprise, it was dynamite!!! First time I checked my camera I had a 145" 10pt and two 8's that would go in the high 130's to mid 140's. I saw tons of deer every time I went to the stand and exactly 50/50 WT to MD ratio. I dont know how you could better describe a place and be more honest than he was. That same year in October, I shot a big bodied cull 7pt with my bow and it took me and hour or so to find it. I was supposed to meet them in town for supper and after about 9pm or so I hadnt called so he called to ck on me. The deer had such a big body that I was having trouble getting him loaded in the truck and there was not a tree anywhere close to hang or quarter him in. Chad, cancelled his dinner plans with his family, drove 35 miles to this place, helped me load the deer up, hang, skin, and quarter him at 10pm! How many people that any of you have leased from would do that for someone that was just leasing from them. I returned a couple of favors for him and we have became great friends. We try to hang out as much as possible but living 300 miles apart its not near enough. I have no doubt though that if I called him right now and was in trouble or needed something that he would be in the truck on the way no matter where I was and the same goes for me. I promise you guys, if he tells you something or makes a promise, you can bet a pay check that its the truth. I have been with him on several hunts and places that he has leased and he knows them all so well that its like he is sitting at every place everyday watching and you can take it to the bank on what you will see/kill. He has too big of a client list and too much riding on it all to lie, cheat, or steal. HE DOES THIS FOR A LIVING. If I were looking for a place and he called and said I have a good one, I would drop him a check in the mail sight unseen!!! I was out there 2 weeks ago and we rode around and looked at the places he has listed above. They all look fantastic and we saw game on them all! I guarantee they wont last long and that there will be some BIG deer killed on them all!!

While I haven't leased from Chad, yet, he's been nothing but nice and responsive to me in the last couple of years when I've talked to him on the phone or emailed about leases. Two thumbs up for Chad - this other chap is a troll.

Shooter... What is the mule deer to white tail ratio there in childress?

JD_HUNTS_TX, It really depends on where in the county you are hunting. Most of the country Northeast of town doesn't have any mule deer although there are a few. North and West and South there are alot more mule deer, but it's hard to say what the ratio would be because they seem to be in "pockets". On the places that I have listed in this post, I would guess that there would be maybe 1/3 mule deer and 2/3 whitetails, but that's really a guess.

Im glad I got to read read "runt" before he was deleted. I made a post last year about shooter's leases that werent exactly nice. He promptly pm'ed me and we conversated a few times. I found him to be quite knowledgable and sincere. I think this is a man that is trying hard to make a living and providing a service to we hunters.

Shooter, I applaud you for your handling of the situation. Hard as you try, I guess there will always be one out of the hundreds you deal with that cant be made happy. Good luck man. If I ever need a lease of know someone looking I will have no problem sending the business your way.

That's about spot on.. Our place 17 miles due north of town had ZERO mule deer in 4 years, but the 100 acres we had 12 miles west of town was covered up with mule deer does. Hell, they were like cattle there there was so many of them, the product of not being able to shoot any over the years, I guess.

Wish I still had my place up there. Love the area. Being poor again stinks.

Which place did you end up taken? I am going up to see Chad next weekend and get the 120 acre place.

No he told us he had sombody that wanted it, but if we wanted to see it we could. But we really liked the 320 and stuck with it. Saw tons of deer on it. Mulies and wt.

Cool JD, I think we will be sharing hunting camp this year. Chad had told me he had a place to camp. Are you going to stay at the area Chad has to camp or will you stay in town in a Hotel?

Howdy guys. I wanted to let y'all know that I just came up with a new place for everyone to consider. This place is 760 acres just South of Childress. It has two creeks that run through it. There is about 80 to 100 acres of wheat on it.(I'll have to find out the exact acreage for sure on the wheat) The rest of the place has great cover. I've been trying to get this place for years. It's a great place. The guys that have had it have lost a couple members of their group and can no longer afford the place. They were great guys and the landowner hates to loose them, but the place is officially available right now!

J.D. and Derek, Thanks for your business. It was nice meeting both of you. I'm sure we're gonna have a great time getting to know each other and enjoying some great hunting.

Stephen, you are they guy that they were refering to that I was holding the 120 for. I still want you to have this place if you still want it, but I want you to see it. I still have all the confidence in the world in the place, but as I said before, I'm guessing on the acreage and I'm honestly not sure how big it is. I'm gonna go to the tax office Monday and find out.

Thanks again to all you guys that have done business with me and for inquiring about the properties that we have to lease! I appreciate all of you very much!
