hunting lease prices

Looking form some thoughts. What price would you think a year round lease on 450 acres would go for. It is located in Stonewall county, year round lease, birds, deer, hogs, fishing(spring feed tank), water, electricity, three gun limit, food plots. Anyone have a lease in this area, and if so what kind of price do you pay. Thanks.

Have you checked surrounding leases in the area? What has your place been leasing for? Go to the local cafe and ask questions or just listen.JMO

i think some areas are $10 an acre on the low side.

$10 and acre would be a pretty good price ! Especially if it has any mule deer running around it. I would expect to pay around $12-$15 an acre.
