I posted my 10 acres for lease some time ago. Everyone dogged me ..Too small ..not safe.. all this crap.and they never even saw the place..I hunt in Menard and Trinity on big ranches and knew I wouldnt be hunting there so I leased the place. Guy calls me tonight after his son killed his first deer today.. We're seeing lots of good bucks,There chasing our does everywhere..He sent me game cam pics of huge bucks and I pay and drive and haven't got a pic of a good shooter yet and he is 30 min from my house sacking em up.All you guys who dogged me need to realize there are 10 acre tracts that lay out perfectly and have no homes around and join large unhunted ranches that have excellent deer hunting.

I think a lot of people are leary of smaller places because of the neighbor's overhunting. We were looking to purchase a small acreage, 50 acres or so. Then one day while at the coffee machine at work I happened to mention it to a coworker. Turns out his buddy owns the lot we were looking at buying, and the property is for sale because the neighbor, who also has about 50 acres, lets his family come out and everyone can fill their tags. I figure it'll be a few years before the hunting is nonexistant.

At the same time, I know places like yours do exist, where the neighbors don't hunt and you basically have a large area all to yourself. Good for you.

Nuthin wrong with 10 acres. It just depends on where it sits. Ya do have to be careful though as to which direction you shoot. I've never seen a deer that would hop a fence cause the tract was too small.

Nothing wrong with 10 acres... but if you are shooting more than half a deer a year you are probably over hunting and taking deer off of your neighbors at state prescribed "optimal" deer density.

all big properties not 11 acres away. Noone else hunting anywhere around.Endless supply of deer at the feeders

I would highly, highly recommend that anyone that changes their mind based on these stories very thoroughly investigates the claims prior to making a monetary decision based on them.

I've hunted very close to the area he's talking about and his claims are borderline ludicrous. Quite a few other people have posted the same thing. If you hunt Grimes County, you know how ridiculous claiming that he has tons of pictures with "4 or 5 140-class deer at a time" is.

Sorry to be a wet blanket, but please do your homework before spending $8k/acre on this land. It is a really, really lousy area for deer.

Tons of hogs though.

you can't be making much off leasing 10 acres.... I believe if it was mine I'd keep it for myself in case the other lease was bad (like this year), or a friend came and wanted to hunt.
If had to do some leasing and had an "endless supply" of deer
I'd day lease it.

Even if he throws up pictures, I'd definitely keep a copy of them when you drove out to the land and verify it's the same place.

I have access to over 800 acres on 4 different places in Grimes County, and including our game cameras, I've never seen a 140-class buck. Guy who owns 1 of the places is my friend's grandfather literally hunted all day, every day for 15 years after retirement and his personal best is a 128 10-pter.

Not saying it's impossible. Just to do your homework before getting too excited.

And in fairness, no one "dogged him" until the process had played out. It went like this:

1. He says that he wants to lease his 10 acres for $1500.
2. People rightfully suggest that's a bit high.
3. He counters with, "Well, I had to make it that high because I've been seeing all these monster bucks out there."
4. People start coming out of the woodworks because big deer are so incredibly rare in Grimes County, the story is a little hard to believe.
5. He says, "Nevermind, it's already leased" and takes his post down.

He's listed it for sale like 5 times since, changing his price and including things like a pond that doesn't exist yet (but he'll build for $3k).

He's also claiming he'd post pictures, but doesn't know how, yet he's posted pictures of the "140 class, double-drop tine" buck on here before.

I'm sorry, but the whole thing is shady.

I have no idea who this guy is except he changes his prices and story about what he owns. Our only connection is we are both members of the THF. My intention was to joggle his memory when he said he never remember posting his place for sale before. Go look in the Land & Leases section which you have and you'll see what I mean.

This post is old I didn't mean to bump this one up, just the ones listing his place for sale. This thread can die now.
