This post is kind of prelimianry as we have not secured the lease yet.

We are a family of 3 that has run across a year round hunting lease a couple hours noth of San Antonio for $8,000. We want to know if there might be another family that might want to split the lease with us. $4000 a piece. I am going up the week after Christams to check this out. Not sure if we even want it yet but it sounds promising.

If there is interest, I can give you more details in the next few weeks.

Sorry, I have been out of town for a few days.

I have had a lot of PM sent.

I am going to meet with the landowner right after Christmas - I will have info then.

FYI

All leases can work differently - based on the owners restrictions and/or the Lease Manager - if there is one. In this case, I spoke with the owner of this property and he told me that he has a lease available that he has been getting $8K per year. He said he would consider giving me just half and leasing the other part to some one else. He did say he prefers to lease it to one person and let him/her deal with managing the lease.

I am really not interested in managing a lease with a bunch of guys. While there is nothing wrong with that, I have my wife & I who will be the main people who hunt & take care of the lease and my son will come from time to time. He has one small child right now and another on the way.

I thought if another family wanted to split the lease with me you can do your thing and we can do our thing. I would just introduce you to the owner. This area interest me because it has a lot of deer and hogs but mostly it is much closer to home than where we have a lease right now.

Payment terms are dictated by the owner. Sometimes and what I am hoping for, is 1/2 down and 1/2 in six months - I do not know what the terms are yet.

I have had a number of PMs regarding this post.

Okay - Here is the story - my son & I went to preview the land on Thursday - it is about 400-500 acres of land that is broken into 4 parcels of land any where from 100 - 200 acres, more or less. He could not tell me the exact numbers nor could he show me all the boundries do to weather conditions.

This land was owned by his family (grand parents) for generations and so he & his family has a number of parcels of land in this area. He has several areas already leased. This particular lease had been leased to some Louisiana folks for a number of years and they were forced to get off the lease due to the lease manager getting reassigned in his job.


Pros -

It is almost all brush
Several areas of small food plots of oats.
Less than 2 hours away from North San Antonio in Llano
Land could be broken into two spots (two parcels for each family)
There is a house that my family could use.

Cons - for us, we need a place to stay and the house he has, needs a lot of work before we can use it.

He wants 8K / year

The shared other 2 parcels for the other family (that we did not take - they are nice) DOES NOT HAVE ELECTRICAL HOOK UP OR WATER. In fact the land may be better, but again, we need some type of bunk house and that is why we need the other two parcels.

The other family (other leasor) needs to have his/her own trailer or place to stay. Town of Llano is about 10 miles away.

In essence, each family would pay $4000 per year for about 200 - 300 acres.


TERMS
He wants $4000 down in January & $4000 in July

(2K a piece)

I will say, he told me that he had some other folks looking at it in addition to us and so it may be gone before we can commit to it. He had some other folks coming today.

FYI Llano is 100 NORTH of San Antonio.....
