The VA is the verterans administraion. They give loans to people that served in the armed forces.

I don't know what DCS is.

One of the first things you can do, is sit down and write out everything you and your wife spend a month. Write everything!!! then decide what you can live without, like eating out, movies, going out, etc... Then you would have a good idea of what you can spend. Once you have a budget going stick with it!!!

Careful though, it will scare you to death once you subtract all the expenses from the income to find out what's left. What's that old song "Too much month and the end of the money"

we had to sale are family land about 3 years ago,and i miss it more than ever now aday's. that was my therapy going down there and mending fence,shredding,repairing what needed repairing etc. me and the wife are wanting to find some land and someday will ,i would really like to find a set up like Helo's. that's the perfect size and once we had kid's i could keep them real busy with it. throw a few head on it for ag exempt and sell enough to pay for the taxe's and possibly help out with the payments. one thing we used to do was go to local dairy's and they used to give us their male calf's or they would charge us $20 bucks or somthing. and we would bottle feed em' until they got big enough and then just turn them loose in the pasture, we never really lost any money doing that and we also grew watermelon (black diamonds) and sold them. all these little venture's usually payed off and when used with a good budget my grandpa was able to hold on to his land and pay it off with out going in the poor house.

We have a pine ree texemption, and also an exemption for being veterans, and a homestead exemption. I only pay 200 a year in taxes on my place.

pine tree exemption, i wish they did that with mesquite and cactus. but everything around here is high dollar. 5,000 an acre on up. but 40-50 acre's is just the right size if you can afford it,and even better if it allready has a lot of improvements in place. although raw land is a task that is fun to tackle if you have the right equipment. i don't even want to think what it costs to hire a dozer now aday's.

Yeah, the pines lower my taxable value from 1100 a acre to 100 an acre. I have a tractor, so I can do most myself. I don't even want to know what a dozer cost.

You get the exemption for growing pines. If you cut them down, and don't replant you loose the exemption.

DCS well if i could sell i would but the problem is i will loose money trying to sell at this point because i bought it new for 9k and value when u drive away drops 2k. I have only had it for 4 months




VA loan is a loan for Texas veterans (I believe the limit on land use to be $20K). There use to be tracks all over texas that were VA approved. I bought mine in mills county. Payments are super cheap (like mine were $68.00 dollars a month) Downside (problem is you never pay them off) I eventually took a loan out all my 401K and payed it off.

Superduty if you looking for land go west young man Terlingua / Big Bend area. 10 acres goes for 3K, 20 acres around 5K, Taxes about $80.00 a year (look at Ebay and type in Terlingua the opportunity is there)

I bought 30 acres of land out there last year and I love it. Here is a picture of my property from the sign to the top of the mountain/hill my family calls it "uncles Mountain" (nephew in photo with Javalina taken on second trip)


Land like this can be had by just about anybody. Good luck and give it a try. One things for sure without a giant volcano out in the Pacific God aint making anymore of it.

On the down side I have payed off both Terlingua and Goldthwaite properties, but the taxes are always due

The VA upped the amount to 60k, I am trying to find out if my wife and I can apply seperately for 60K each.

You can get a 30year loan on up to $60k. They also have tracks (mostly small) that are for sale, and are priced semi-decent.
For the guy who's 25 and wanting to invest, all I can say is Bravo.... Do it now, and you'll enjoy it the rest of your life. If I would have invested all the wasted bar money into property, I'd be in heaven by now.
