Thanks for your interest in our properties. We have 9 places currently available for lease for the ‘08/’09 hunting season. I’ll list each one and a brief description of each below:



160 acres in Motley Co. - This place is mostly old growth CRP land with some mesquite cover and a big tree row that runs along on side. It’s an excellent quail hunting place and it also has a good number of whitetail and mule deer. This place has a good little house that can go with the lease if you desire. The same land owner owns this place as well as the next two on my list. They are all within a short distance of each other so the house might be a nice thing to have if you end up with any or all of the places. The price of the 160 acres is $2800.00 annually. The house is an additional $100.00 per month. We will pay for the water and we would even pay the electricity within reason.



78 acres in Motley Co. - This little place is a real “hot Spot” it’s small but it’s a good place especially for deer. It is mostly mesquite covered with a lot of topography to it. It would be perfect for one hunter or as an addition to another place. We are asking $1750.00 annually for this place. If a person or group wanted the 160 and the 78, we would take $4000.00 for both.



478 acres in Motley Co. - This place is owned by the same land owner as the previous to places and may be the best of the three. It is heavily covered with lots of deer and quail. The price is $6000.00 annually.



2400 acres in Childress Co. – This is a very heavily covered ranch just South Of the Red River and just North of Childress, Tx. This is a very well managed cow ranch with some really big deer on it. The mesquites are very thick and there are several tree rows along with oak brush and plum thickets throughout the place. There are some grain fields near by on adjoining places that attract lots of deer as well. The quail hunting on this place is as good as it gets. This place is really awesome. The price is $24000.00 annually



220 acres in Donley Co. – This place would be great for a couple of guys that want to hunt everything. It has Deer, Turkey, Quail, and hogs. It’s a pretty place with lots of game. The price is $3300.00annually.



1000 acres in Childress Co. – This place is located Northeast of Childress and a couple miles South of the Red River. It is very sandy country with lots of oak brush and some mesquites as well as some big hardwood tree groves. This is in an area that is known for truly huge whitetails. This place has produced bucks in the 160s and 170s. It is also one of the best Turkey places that we have. The quail hunting is awesome as well. The deer numbers are greater here therefore this place will accommodate more than the average number of hunters in this area. The price is $15000.00 annually.



1200 acres in Hardeman Co. – This place consists of lots of rolling sand hils covered with oak brush and some hardwood tree groves. The property’s North boundary is the Red River between Childress and Quanah. Needless to say, this is in the very best area in North Texas for big whitetail bucks. Three or four seasons ago, this place produced the biggest buck in the state for that year. The quail hunting is great and there are lots of turkeys and hogs. This place is owned by the same land owner as the place above. It is priced at $18000.00 annually. If you or your group is interested in combining these two places, we would consider pricing them slightly less.



2460 acres in Garza Co. – This place offers mule deer, whitetails, and really good quail hunting. There is a possibility of some lodging (a barn with elec. & water). The price is $25000.00 annually.



3408 Garza Co. – This place lies generally lower than the surrounding area and there is plenty of natural drainage with lots of cover. There are appox. Seven ground tanks on the property that never go dry. The deer numbers here are well above average for the area as a whole because of the place lies. The quail hunting is exceptional and there is a possibility of getting an antelope permit that would go with the deal. One of the pastures on the top part of the ranch has a herd of antelope and the permits have never been applied for. The price is $34000.00 annually.



There is the possibility of separating the quail hunting from the deer hunting on some of these places. If that interests you or is a more economical option for you, let me know and we’ll talk about it. The prices That I have quoted include all of the hunting rights for all species that are legally in season on an annual basis. Thank you for your time and your interest.

We have two new properties in Childress Co. The first on is 700 acres South of Childress on the Pease river. There is mule deer and whitetails as well as dove, quail, turkeys, and hogs. This place has electricity and water and will be leased annually for $8750.00.

The second place is 640 acres North of Childress just North of the red River. This place has mule deer, whitetails, dove, and turkeys. The landowner is reserving the quail hunting for himself, but will not interfere with the deer hunters. We are offering this place annually for $7000.00.

Just wanted to bump this up again. Some of these places are still available some are gone. We leased the deer hunting only on a couple of them which leaves the quail. We have added the following new places to our list.

3000 acres in Hall Co. This place has it all. we have it priced at $10.00/acre. That's a bargain for this place. It has a live creek running through the ranch and a lot of varied topography. There is tons of game and some really big deer.

Nice talking with you the other day..thanks for the 2008 quail/turkey hatch reports..keep them coming if you will.
One question that I have regarding Panhandle & South Plains hunting leases and hunting in general is in regards to the future of the CRP program. As you are probably aware a tremendous amount of CRP in this area is schedued to expire over the next 3 years. My question as a potential leaseholder is how will this affect the quality of game in the coming years? My concern would be getting involved in a lease based on current conditions and then have drastic changes with regards to CRP that could change things significantly in a few short years.

Any comments as to how this will affect things up your way?

We now have 2500 acres in Borden Co. just North of Gail, Tx. It has lots of whitetails and excellent quail hunting. There are some mule deer and even a chance for some aoudad sheep. We saw eight rams for the first time ever last week. We are also applying for antelope permits that will go with the lease. There is a small herd of antelope that have been on the ranch every year. This place hasn't been leased in several years and the ranch is in extremely good condition.Pm me or call me for more details 940-453-4224 Chad.

Unbelievable, The panhandle will support about 1 trophy mature buck per 1000acres, How many many guns are you allowing on these trophy ranches like the 2500 acres in Borden or 1000 acres in childress that was $15k? I was just wondering how much per gun. I would say there are too many guys on these leases, 15k for 1000 acres even if you had three which is too many for 1000 acres in the panhandle thats 5k per man, For that you can hunt in the golden triangle and look at 140's and 150's all day which aint happening in the panhandle you can bet on that, and still have the chance at once in a lifetime deer as well.

Thanks for your response Bird Dog. I don't feel any need to justlfy the prices of any of our lease properties up here in the panhandle. There flat out is not any better country up here than what we have listed and there certainly isn't any available at a cheaper price. You might want to consider the fact that there are several other spiecies to hunt in this area besides whitetail deer. We don't determine the price anyway. The landowners and the folks that lease the properties do that. With the exception of a few exceptional places and the really small places, most of these leases that we have listed are priced between $10.00 and $12.00/acre for an annual lease. From what I have seen on this forum and around the state, that is pretty much in line. And if you've ever hunted up here, then you know that the hunting here is considerably better than most of the rest of the state for deer, quail, and turkey. I can show you deer in the 140's and 150's daily and give you a ligitament chance at that deer of a lifetime right here in Childress, Hardeman, and Collingsworth Counties. Let me know what that same opportunity will set you back in the "Golden Triangle".

didn't question the deer ask how many guns or price per just stated one per thousand acres would be enough h unters. I guess long term isn't a concern for outfitters keep making that middleman money and stacking large number of hunters on small acreage and we won't have worry about quality in the panhandle

The price of the property is calculated by the acre in this area. As I stated earlier, I don't control that price. If you would like to call me or pm me about the managment practices on the proerties that I manage, I would be more than happy to discuus it with you at length. If you do choose to contact me directly about this matter, I would encourage you to have your homework done because I can assure you that I do.

By the way, in my opinion, there is a difference between an outfitter and someone who leases and subleases hunting properties. I do both, and my hunters and lessees take deer and other game every year that are well above average. I do try to make a profit in my business, and I also provide first rate service for my clients. I don't like the high prices of hunting any more than you or anybody else does. In fact, that's the main reason why I got in the business. I love to hunt. But as I have stated twice earlier, I don't control the cost. However I can assure you that we don't sacrifice the longterm management of our properties for the quick dollar. I consider the longterm management of these proerties to be a very large responsibility and it is also the way that I provide for my family. I consider it a very serious matter and I thank you for your questions.

it is not about the money with me I assure you. My concern is outfitters and subleasing and large numbers of hunters on leases result in too many deer being shot my real question was at those prices how many people are on like 1000 acre lease in childress. I understand making money but I also understand that at 10 to 15 acre subleasers are making from 4 to 8 dollars an acre and if they are willing to pay it that is good for you but again quality trophies will suffer if large numbers are taken on small acreage I hold to 1 per 1000 acres.
