I just leased 1800 acres in Southern Coleman County. I am gonna reserve 2 spots for my Wife and Father-In-Law to hunt, and the rest I'm gonna lease out. I'm only gonna allow 12 hunters so I have 10 spots available. This breaks down to about 150 acres per hunter. There is water and electricity available on the property. I'm wanting to do a family style lease with one general camping area. Since my family will be on this lease I'm not gonna open this up to the first to answer. I will try to only take people that are family oriented and easy to get along with. There are plenty of deer on this place so I'm not looking at a family bag limit coming off the paid spots license. Lots of pigs and Turkeys on this place also. $1675 a gun. PM me and let me know if this is what you are looking for and we will see if we can reach an agreement on lease terms. I realize it will probably take more than a couple of different groups to fill these spots, so thats why I'm doing an interview process.
Thanks Tim

I could have added more guns and drove the price down a little more but I don't want to limit a family to just 5 deer. If I could have come up with the $20,000 on my own I could have sold hunts off this place and made some money.

Plus this gives me a base of operation closer to the big ranch so on the weekends during deer season I'll actually get to see my wife and kids.

Hey. kwrhuntinglab did contact me on this. I used to hunt the Coleman area and he knows that I am only intrested in the meat. I am from South Texas and the bucks here fall short of what I am used to so I have just made it a point to help with keeping the doe and cull bucks to a low minimum. Would love to help with your lease and as Kent stated I am only a bowhunter so I was wondering if there would be a price break or if I would still be paying the same as everybody else. Let me know if I can help.

And one is easier than the other with a higher success rate....... Why don't you let Bayourat and Maggie answer that one.. especially since Tim put in there about agreeing on leasing terms.....don't think your in the process of setting this lease up are you..... JMO
