Some guys on here are blessed with land. Either handed down or saved for. I see pics here of guys with beautiful pieces of property and rightfully due. It just hurts me I'll never have anything like that. Even if I save till I'm in my 70's it just won't happen. These guys here are blessed. I have a son who I'd love to share and pass on the values of land ownership. Don't get me wrong my family...<granddad> had a lot of land near Abilene <Lawn, Texas to be exact>..and some in Brownwood. But by the time it came down to me it was over. I keep seeing these guys with these game cameras complaining about how many aoudads are eating his corn or how the hogs are taking over HIS land and well it sucks...what to own land? Nope...Congrats. I only paid 125k for my 40 acres and my house. The house is small, but I can always add on. It is in a great school district also. I searched for a while to find it, but it paid off. So far in less than 2 years we have killed 7 deer, and about 18 hogs. I love my place. |

I can see your view. Its just that in my profession its not logical to live in the country. Guess its the cards we are delt. I'm not bitter just wish things were different. I'm just in awe of some of the photos I see of other peoples land. They are truly blessed. I know some of those threads are in jest Shane |

You know...I don't own land, would love to and will eventually find some of my own....or go in with my dad...to purchase some......but I don't call them lucky..... Say they are blessed and I have been fortunate enough to be able to hunt with some of these guys and just respect what they have and what they offer...... Anyone can own land.....just have to budget and save..... It can be done..... |

Actually, it's a matter of choices. I own land but can't afford the vacations that others on here take. When others do the movies, concerts, etc, we do fencing. And, at $4 per gallon for gas, I'm not enjoying my land anywhere near as much as I used to. |

Do what i do and buy some land and lower your standards a little and buy a double wide. also i drive 200miles round trip every day for the last 20yrs, it stinks doing that but i will not live in the city for any reason! My land and double wide costs $700 a month and you wont find much of a home for that anymore. Only thing i am saying is it can be done if you want it bad enough and are willing to make sacrifices to get it. |

My wife and I looked for about two years, traveling all over the hill country looking for land. We found land really cheap down around the Rock Springs area, of course that was 11 or 12 years ago. I checked the paper everyday for hunting land, then one day I saw an add that looked promising. I saw the add in the morning of the first day it came out and the guy said he already 8 calls on it. The next morning I was in Junction checking it out. I guess what I am getting at, is figure out how much you can afford for additional land payment out of your monthly budget to determine how much land you can buy and then go for it. Be relentless on you search. Figure out what you want as for as terrain and location and start searching. If you want it bad enough, you will get it. As for as you statement "I for one cannot be that fortunate to have those problems." My question to you my friend is "Why not! How come you can't be that fortunate" For most of us, it's not luck that gets us the land. It's hard work, saving up for down payment and the abililty to have discipline with money. I don't know your financial situation, you may have to get second job and direct all of that money to financing your land. But, it can be done and I don't really think it will be that hard. Sit down and develop a "Getting some Land Plan" and just go for it. You can do it. ......and that's all I've got to say about that! |

Shane, My apologies to you and the rest of the forum if I came off as a bellyacher, that truly was not my intent. I have said it in the past here on the forum and I don’t mind saying it again, I am blessed. I am blessed with a place to hunt. We are blessed with exotics showing up. I have been blessed in so many way, most of them have nothing to do with the outdoors. All I can do is give thanks, praise and try to be a blessing to others. I’d venture to say all of us are blessed in some sort of way. This land did not fall in our lap, as others have said, it has also taken some personal sacrifices and hard work to get where we are today. We feel part of being a responsible landowner is taking an active role in land management and wildlife management. We are not professionals by any means, but we try to harvest mature whitetail (bucks and does) and we try to keep the exotic population from exploding, not always as easy as it sounds. I pray you find a place to hunt with your son one day. I think it is important to pass down our passion for the outdoors to our children. It is also a great place to make lasting memories. Prices have almost doubled since we bought, but there are still places South of Rocksprings for under 100,000, I believe I saw an ad last weekend for a place under 70,000. For the most part the price per acre comes down as you move West. rr |

Do what a couple of buddies from work did. Two of em went out and purchased 500 acres. They split the entire cost, and did per month payments, on cops wages. They set the place up real nice with feeders ect. The acreage had an old semi truck trailer left ont he property. That became the hunting cabin. They fixed it up real nice with bedrooms, bathroom, kitchen. They each paid 226.00 a month, and that was just last year. Taxes werent much. They didn't kill huge deer, but they shot WT, mule deer, javis and most of all got out of the rut of the city. |

It can be done, it just takes a lot of sacrifices. No movies, no bars, no eating out, all of the extras that you think you need, like cell phones, all of the cable channels. Vacations are non existent, when you get time off you have to spend it doing repairs and improvements at the place. Forget about Disney World, too expensive and you have too much work to do on fences, gates and the shack you will call the cabin. Then about 10 to 15 years down the road you will have forgotten about all of the sacrifices and have enough equity in that place to buy that place next to it and the cycle starts all over again. It is worth every sacrifice, all of the hard labor, all of the sleepless nights wondering if you are going to have food on the table or make the land payment. I haven't been to a movie in over 20 years, but I have seen them all, just have to wait a little while longer. Still the same movie but it was a lot cheaper when I saw it. |

I have also lowered my 401k down to 3%, and am saving the difference for a down payment on some more land. I have 3 years left to pay on my truck, when that is done I should have about 15k for a down payment from my savings. Then with the truck note gone I will have 500 month available for a monthly payment on land. 15k down and 500 a month, I should be able to buy some nice land. |

Okay i need a budget professinal so that i can buy some land to. I do not understand any of the stuff that it takes to buy land. Though i dont have the money just yet i would like to know what i need to do to start. I make about 40K and the wife makes close to 30K we have a new home-$490/mnth and i have 1 yr left on my truck-$390 and rhino-$210 and her car- $380 and elect and groceries and such. So how do i budget to get some land in the future. I am young 25 and want to save to get land in the family to pass down for hunting because at the rate texas is going that may be the only way my son will be able to enjoy the outdoors like i do. Once the rhino, and truck are paid off, you can roll that money into a savings until you have the down payment. Then you know you will 600 a month for land. You can always buy used cars in the future. I am driving a 97 saturn to work, and my new truck is sitting at the house. I don't plan to ever buy a new vehicle again. |

It can be done, I did it and I probably make less money than anybody else on here. I don't recommend taking partners as some have said though. In 1988 we bought this 880 acres, paid $375 an acre for it. Also recieved 100% of the mineral rights with the land. Its been a knock down drag out fight over this place for 20 years. We can't agree how to split anything or how to run this place. 2 Years ago a rich neighbor offered us about 10 times what we paid for the place. I thought my ship had come in ,but nobody else wanted to sell. So now I've got $300,000 dollars tied up in something I can't sell. Thats why we've slowly been moving all our operations down south of the county. My father lives a 150yds from me and we haven't spoken to each other in probably 3 months. I'm not complaining just saying buyer beware when taking a partner on anything. I'll be 40 in December I've alreay paid off one place the next one will be mine and mine alone. Like someone said earlier if you want it bad enough you'll find a way to get it done. |

Helomech that is a great point, i have only bought 1 new truck in my young carrer but i have had 3 used ones and i for one LISTEN to the older and wiser and have not purchased a new truck since. But i wish i didnt buy the rhino because i am now stuck with it i shoulda saved the money and put a larger down and then payed smaller monthly but i am young and wanted it so bad so i just did it. However this is y i wanted feedback to listen and do it right the next time, So my next investment in 5-10 years will be a nice piece of property for me and family to enjoy. |

What is a VA loan. Sorry for my stupidity on this i just want to know more becuas the more i know the better i am when it comes time. Well i hope i can save like u did and buy some land in the future. DCS well if i could sell i would but the problem is i will loose money trying to sell at this point because i bought it new for 9k and value when u drive away drops 2k. The VA is the verterans administraion. They give loans to people that served in the armed forces. I don't know what DCS is. |

we had to sale are family land about 3 years ago,and i miss it more than ever now aday's. that was my therapy going down there and mending fence,shredding,repairing what needed repairing etc. me and the wife are wanting to find some land and someday will ,i would really like to find a set up like Helo's. that's the perfect size and once we had kid's i could keep them real busy with it. throw a few head on it for ag exempt and sell enough to pay for the taxe's and possibly help out with the payments. one thing we used to do was go to local dairy's and they used to give us their male calf's or they would charge us $20 bucks or somthing. and we would bottle feed em' until they got big enough and then just turn them loose in the pasture, we never really lost any money doing that and we also grew watermelon (black diamonds) and sold them. all these little venture's usually payed off and when used with a good budget my grandpa was able to hold on to his land and pay it off with out going in the poor house. |

We have a pine ree texemption, and also an exemption for being veterans, and a homestead exemption. I only pay 200 a year in taxes on my place. |

pine tree exemption, i wish they did that with mesquite and cactus. but everything around here is high dollar. 5,000 an acre on up. but 40-50 acre's is just the right size if you can afford it,and even better if it allready has a lot of improvements in place. although raw land is a task that is fun to tackle if you have the right equipment. i don't even want to think what it costs to hire a dozer now aday's.

Yeah, the pines lower my taxable value from 1100 a acre to 100 an acre. I have a tractor, so I can do most myself. I don't even want to know what a dozer cost. |

For those of you interested in the veteran loans, go here: http://www.glo.state.tx.us/vlb/vlb_meetings.html You can get a 30year loan on up to $60k. They also have tracks (mostly small) that are for sale, and are priced semi-decent. For the guy who's 25 and wanting to invest, all I can say is Bravo.... Do it now, and you'll enjoy it the rest of your life. If I would have invested all the wasted bar money into property, I'd be in heaven by now. |
