just received bulletin from USDA. the follow is their info not mine. there will be 55,592 acres of CRP contracts expiring this Sept. 30 this year. next year their will be 438,679 acres will expire, 2010- 616,958 , 2011- 530,766.....now, I know farmers in several counties in western Ks. and have discussed the CRP situation. the majority CRP land in western Ks. IS NOT OWNED BY existing farmers, most is owned by retired landowners, Insurance companies, ect. these land owners gain more from CRP payments than if they leased the land received their share from the harvest and since there is no guarantee of a harvest every year, they are more likely to leave it in CRP and renew contracts as they come up. There will be a small percentage that will sell some of their land in the future. My granddad moved their in a covered wagon and the land is being passed down. I think that a lot of you would be suprised at what dryland wheatland sells for in western Ks. personally I don't think we will see tremendous amounts of CRP returning to crop land.

Have to agree, our dryland wheat, if it makes anything, makes about 7-10 bushels and acre. Hardly worth the trouble.

we lucked out again this year, average was just over 35, I debated about holding and selling later but after doing some research, decided to sell now, told the dodge city co-op to sell it if I could get $7.90, so the money is in the bank. but is sure not looking good for this fall planting. grass pastures are completly burnt up. any of you planing to hunt Ks. far northwest Ks. has had rain, so their might be a pretty good hatch their, eastern half has had a lot of rain, maybe too much.

Time will tell. Let us not forget that the State of Kansas pretty much told the farmers and land owners to pack sand and changed the Pheasant opening day and the quail opener even after these same farmers and land owners objected.
We used to hunt around the Larnid area without any problems. The year they changed the rule if it wasn't already CRP it was posted and finding permission was something very difficult.
I'm thinking the farmers and land owners are still interested in sending a message to the State that they don't appreciate being ignored.

Don't know about KS but thats high in the Okla Panhandle, More like $250-300, But I have seen Irrg, go for as high as $1800.

I lease dryland wheat / milo land in eastern TX panhandle for $10/ ac. My old tennant paid 1/3 of the crop, new tennant paid 1/4, then changed to just the $10 per acre. A good wheat crop there is 20 to 25 bu/ac. (Has pricing changed to hundred weight from 60 lb bushels?)
What should be a fair rental rate?

I stopped leasing and I'm on thirds with all my farmers. 2/3 to farmer and 1/3 to the land owner. Expenses the same way. Only thing you really have to worry about is harvest time and making sure all the trucks make it to the same silo.
I been offered as high as $50 an acre on irg. and any where from 5-10 on dry land.

personally I think I would go the 1/3 owner, if you are getting enough rain for milo and corn, you should be getting good wheat production. on 30bushel wheat your share for 160acres 1600 bushels X (current price) $7.63 = my .02 worth.

one thing you need to remember about a bushel of wheat, not always will a bushel weigh 60lbs, shriveled or rained wheat will sometimes test lighter, on the other hand some years the test will be over 60lbs, then you have a really good harvest. the best we have ever had was 64lb wheat that made 64 bushels to the acre, that was 1954.

How was the wheat crop in Kansas this year? Normally, the better and later the harvest, the better it is for pheasants. I heard the harvest was late this year.

It has been extremly dry in the western part, except for the far northwest. farmers that I have talked to have not seen many chicks. the eastern part have had a lot of rain, don't know about north central which normally has good pheasant population. the wheat yeild has been from 10-60 bushels per acre, just a matter of who got rain, north of Cimarrron, probably less than 6" for the year.
