I didnt want to hijack the other thread so here we go. I am on year 2 of 5 on working towards getting an Ag Appraisal on my property. I have gotten a denial letter this year and last, which was expected, however this year, I see they have added Beekeeping to my appraisal, removed the homestead exemption from all but one acre and list zero for production value on the non-homestead acres. The question I have and the county has been very cryptic with their answers when I asked for clarification on how this all works , is should this be the case when I have been denied that previous 2 years? Because they list Beekeeping for most of the property my homestead exemption went from 112k in 2023 down to 17k in 2024 with no production value given to the "Beekeeping " acreage. The last coupe of years my property taxes were about $9500 and this year they will be closer to 16k because of this.

Is this standard practice when establishing the 1-d-1? If there is anything I am leaving out on this, that would be helpful, let me know.

Short answer, kind of. No productivity from my understanding is that it is land that does not yet meet the definition of ag whether it be due to the 5 out of 7 year rule, or something else. Every county does things a bit different but it all boils down to State rules and how the county applies them. My best offer is to keep great records with photos, hive inventories, jars of honey produced etc. When it comes to bureaucrats the best thing I have found is to always greet them with a smile and flood them with paper and eventually you will get what you want.

Hi Kevin, I just finished getting a client's ag exemption restored (CAD removed it after his wife died, fun stuff). In his case, he has a third-party hay baling lease for the land, but I did recommend beekeeping to him as well. Yes, usually the CAD unit will only allow up to an acre to be homestead property, with the rest allocated to whatever ag use you're doing. Beekeeping is absolutely a valid ag use, just keep good records of production & sales.

Thanks for the replies and PM's I have gotten. It make sense now. Was just painful to see the Homestead exemption go from 112k down to 17k. bang
