In the 80's land was high and so were interest rates. Land in Kendall County was around $1500 per acre on large ranches at the time and interest rates were in the 14% or higher range. You factor in what that would with inflation at todays market and it is not a lot of difference in some cases.

land has taken a major turnaround in the blanco/kendall area since then....my broker told me of land that he passed up in the early 90's with live water that he could have gotten for $1200/acre that has since sold for $12k/acre in 07'. unbelievable

I own 205ac in coleman & the payments are kicking my butt. The guy I bought it from said his dad bought it in the early 70's for 150.00ac 17 more yrs & it will be mine

One thing about land is they are not making any more of it, except in Hawaii and that is in a park and pretty much unusable. Glad I own the small places I do. Can still get a few deer and turkey off that place every year.

I bought my place for 1600ac It had county water on it & 5 ponds
4 ponds have dried up but my big pond has plenty of water.
