Quail Lease - 03/24/13 04:30 PM

Just wondering if we can put a group of 9 people plus me to get a 12000 acre lease in Hall Co. west of Childress. 10 gun max $3. an acre total. 1/2 now 1/2 Oct 1 and hunt Dec 10 to the end of the season. $3600. a gun for those of us mathematically challenged. I know a lot of people aren't comfortable hunting with strangers but I think we can avoid each other on 12K acres.

Excellent panhandle quail lease seasonal group or corporate. 12,056 acres. excellent habitat and dog country. We have a had a wet late winter and spring so far between rainfall and snowfall and expect a good quail year. Nice 3 bedroom ranch house sleeps 8-12. Furnished with dining area, couches, recliners, beds, pillows, linens and blankets. Full kitchen with refrigerator, freezer, oven, stove top, microwave, pots, pans, glasses, dishes and utencils. Walk right in and start hunting. The ranch is red dirt, sandy mott country with mesquite flats, some CRP, and about 500 acres in cultivation. Extremely well watered with water troughs all over it that are allowed to "drip flood" for the quail and earthen tanks as well.
Excellent road system throughout the ranch. Roads gradeded annually. Several goood creeks usually flow year round. Hunting is 100% exclusive to the lessee. As a bonus we will allow 6 spring turkeys to be taken. We have plenty. As an added bonus we will include the winter dove season which can be very good with the agriculture on the ranch and tanks. No rifles on the ranch.
Rate is $3 per acre. 50% down and 50% due by October 1. Max of 10 members. You have guest privelages. No more than 10 people on the ranch at any given time. Lease begins December 10th and runs through the end of quail season, and you have the winter dove season and the 1st 2 weeks of spring turkey season.

It's a little out of my range. It looks as if a couple of guys could join together. It is now a buyers market.

Received a PM from a guy who hunted it last year, probably not worth the drive. Thanks for the interest

It sounds like the Chainey Mountain property near Estelline. I was a member in 2005 and 2006 with a few other guys after retiring from the Navy. If the quail come back, this is prime hunting and a great find. The terrain is mild to rugged, with lots on canyons.

The price certainly has gone up since I joined for $1750/gun. The next year it was $2500. When it went up even higher, I couldn't justify the cost for two trips a year (I live 450 miles away from the ranch house).

If you join this lease and it starts to rain heavily, get out of there early or be prepared to stay for awhile. It's 12 miles of 6-12" of mud to the nearest paved road!
