I have an opportunity to get on a 1000 acre lease in Webb County. It's between Freer and Brunie. $1,000.00 per gun with only a 4 guns on the poperty!

Questions-
What size deer would one expect to shoot? How about the dove and quail hunts?

I understand that the rattlesnake population is abundant...

could be fantastic, its big deer country for shure, and at that price its worth it to roll the dice.


dove and quail hunting should be fantastic, and webb county has more b&c entries than any other county in texas

If it's a true deal and the owner is on the 'up & up' and you have a great first season, get a long term contract on the place at that rate!!

I go to my cousins place in webb cty all the time that is 4000 something acres and there are some BIG deer there! They pay 3000 a gun, i would jump on that deal, it would be worth a shot for that price for at least a year and if its good then you are one of the very few lucky ones!

Where abouts is this land....hwy 2050??? I hunt this area and yes there are some big deer out there....I have never seen one due to hunter pressure....I've seen them on my game came but never during daylight hours....it is very possible this land has been over hunted.....deer hunters everywhere.....also there is a lot of drilling down this area....big trucks everywhere.....my cousin got into 1000 acres lease around 10 yrs ago....feeding year round ever since and they just started to some good deer now...but before you couldn't see a rabbit.....good luck ....if you have any questions let me know...(also want to add I'm a small ranch hunter)

Be careful down there. LOTS of shot-out ranches in that area. Go check it out first. Do some scouting. Talk to former hunters and some of the locals. Good luck.

i would say sight unseen, i would rather have a ranch in webb county than any other county in texas.

Four hunters on 1,000 acres is a lot down there though unless it has a lot of deer. Killer price!

I doubt its been shot up, just because most people that hunt that far S are trophy hunters not meat hunters! You should exspect too see alot of deer, and the rut is awesome starts around mid Dec!

Not for this price.
For $1000.00 - Sight unseen, I'd have more confidence in the hill country somewhere. San Saba probably.
Lots of horror stories about leases in Webb, Dimmitt and Duval. Lots of hunting pressure in that area. And they are not ALL management minded.
For $5000.00/gun I'd have confidence that a ranch in Webb county would have good deer. But at $1000, its risky.

san saba has more shot out areas than webb county. i could see if he was looking at a 300 acre place, but 4 hunters on 1000 acres isn't bad at all. most of the horror stories come from places that are small 3-5 hundred acres,that are surrounded by similar sized parcels.

lets just say that it is shot out, which i bet its not, but he would still have hogs, quail, dove and turkey to hunt. besides, hunting a shot out parcel in south texas, you still have better odds of shooting a bigger deer than you would in the hill country.

whens the last time you went to webb county? 90% of it is managed land under some sort of program. right smack dab in the middle of the golden triange. every thing a hunter could want

Thanks for the reply. Yes, about 15 minutes off 59 on 2050. Accordng to my buddy, everyone gets a big deer every year. I'm rolling the dice at 1k!

We are heading down there in a couple of weeks. Good heads up on talking to some of the ranchers. They gotta a Co-op down there in Brunie?

I'm in Richmond. I bet it's going to be a 5 to 6 hour drive.

The property is owned by my buddies family. Been huntng it for over 35 years. I think this could be the deal of my lifetime. I like what you guy's are saying. I'm getting pumped

Whens the last time you've been down South? 1000 acres is a small tract in Webb.
90% managed? Where did you get that figure from? Sounds a bit high to me.
BTW only 1/2 of Webb is in the Triangle.

i go to south texas about 5 times a month.

i agree that 1000 acres isn't a huge spread, but its not small, and the land isn't in west texas.

take a drive down thru freer in december and after looking at some of the deer being brought in that you would rather have a lease in san saba.

I've spent plenty of time in Freer Deer Camp and have seen the bucks that come in.
I never said I would rather have a lease in San Saba, over Webb. If money was no object, I'd be hunting down South for sure.
The scenario was that if I had to spend $1000 on a 1000 acre deer lease sight-unseen, I personally would feel more confident that the 1000 acres in the hill country would give better returns for my limited funds. Where as 1000 acres near Freer could be a total wash.
I'm just trying to say that $1000 will get you more in the hill country than it will in Webb.

From what it sounds like he came across a hell of a deal. In the family for 35 years and everybody gets a big deer sounds great. Now he just has to find out what a big deer is to them.

Finding out what a big deer to my buddy is the question! I'll try and get some game cam pics from him.

I know this area very well...I travel hwy 2050 every 2-3 weeks....there is a large number hunters via lease or road hunters....I have not seen a deer on the side of the road dead or alive in over 5 yrs....I am not talking about all of Webb county just the area I know of....hwy 2050 between 59 and Bruni...my dad was a cowboy in this area he knows it very well also...heck I my know the land owners...

if the family has been hunting this land for the past 35 years...I'm guess this is more than 4 hunters on 1000 acres

also never seen a turkey in this area...quail population is poor...plenty of dove...hogs can be a problem with feeders....put up a hog panels around yours...

it does sound like a good deal...but IMO it sounds to good to be true....wish you the best of luck....

PS is your buddy from Giddings????

there is nothing better than a great deal...I hope everything works out for you....I didn't mean to sound like I was bashing your lease...I'm only giving you my honest opinion....this area was really great along time ago...now all I hear is how it "use to be" from my dad...be sure to drive into Mirando City and eat at Lala's cafe....the best mexican food in south texas.....if your buddy don't know where it's at let me know....

$1,000 is a great deal,but even if it is shot up you still have a 1,000 acres to hunt hogs(hopefully year around)and dove,and it's in south texas. we used to hunt the bruni and my family took some fine bucks off of it,this was back in 80-83 but most of them were just really good 8 pointers. i know the old lady that lived on there was always griping about the oil field workers poaching her deer. after that we hunted near miranda city and there wasn't a deer on that place,just a lot of arrowheads and artifacts. but for a $1,000.00 i would be happy to just be back down in south texas around a camp fire with a cold one,the hill country is nice,but there is just a different feeling when your back in the brush country.
