I have 170 acres in northern Kimble County that I am considering leasing. Has water, electric and a small pond. low fenced neighbors. Never been leased. Pigs, Deer and Turkey. I feed all year long (4 blinds in place) Not sure what local leases go for. Offer?

$50 an acre is way over priced. 2 guns 13-$15 and acre is about right depending on the deer.

HAHA!! Prices haven't been $13-15 per acre in that area (or any decent part of the hill country) for 10+ years....particularly for smaller tracts! If londontexas listed his 170 acre lease with 4 blinds/feeders in place here on THF for $50/acre.....I guarantee he would have it leased within a week (possibly a day or two). The demand for leases at any price, has FAR exceeded supply at this point.

Not so fast….from 2018-2020 I leased a couple hundred acres in comal county for $12/acre….was the deal of the century.



But agree, $50/acre would be more in line with 170 acres in London.

To give you an idea of how crazy things have gotten….a co-worker of mine just leased his 106 acres in Rocksprings for $4,500 sight-unseen.

Doesn't surprise or shock me, not saying it's a good thing either. If you want to find a good deal nowadays, you better be well embedded or connected into the hunting scene where searching or just be really, really fortunate. The days of random sweetheart leases are clearly nearly all in the rear view mirror. Hunting has become a real commerce item in TX and basically in all states.

I would say if you are paying < $20 an acre for decent dirt in TX, consider yourself very fortunate in today's market.

Large places, as a rule, are not priced nearly as high per acre as the small ones.

From what he's told me about the place.....it's nothing special (extremely rough terrain and part of a subdivision), and located 20-30 mins southwest of Rocksprings. I believe stuff in that area is going for $2,500-$3,000 per acre today. He's owned the place since 2005 or so and I think he paid $700/ac then.

You can buy land SW of rocksprings for $3-3500/acre on the high side.

So realistically, a $300,000+ place that someone gets to use all year for about 1/66th what it would cost to buy

People should be lining up to fork out $300k to make $4,500 (minus expenses)
