Is $3400 per gun x2 guns for 90 acres ridiculous?

Depending where it is in Blanco County, it may be worth the money. The northern end of the county west of Round Mountain towards Llano will produce very large bucks. There are pockets of the county that produce 150+ class regularly. Anything along the Pedernales River will also produce nice deer. A lot of variables on these smaller acreages come into play though. Neighbors, management and hunting pressure. The south end of the county has more caliche type soil but the north end has parts of the Llano Uplift where the red granite soil is higher in natural protein. The price is not to high in the right area.

It's a Bonn tract off of Robinson Rd. about 2 clicks south of the Pedernales. Right outside of JC.

This advice is 100% correct.

From the sandy area north of Hye west of 281 towards 71 and the Llano County line will produce very nice bucks.

$75 an acre....the landowner is out of his mind but the worst part is, everyone is right...some idiots will pay for it.

Sounds insane. Pretty sure most places will be going back to normal prices soon. I already see several of our guys will
have a hard time paying our cheap price soon with little to no income.

I own 180+ low fence acres near Johnson City.
I have never once advertised it or said anything to anyone in person to give an impression there was even the possibility of leasing the place.

For around the last 20 years I've received calls every year from people wanting to lease it.
On & off I have leased it.

Six years ago these two guys were extremely persistent, multiple calls & offers, I said no, not interested in any way.
They flat wouldn't leave me alone about it, finally I threw out a number I knew they would never agree to just to get rid of them, $15,000 per year, my contract.
Yep, $15,000 for 180ish acres, one year.

The contract I presented was comprehensive, restrictive in nature spelling out what I thought was every imaginable situation.
They read & signed it,,, they were removed from the property / lost the lease by the third week of deer season.
A previous group didn't make it to deer season, huge party, live band, drugs alcohol firearms & underage participation in all of it.

With the exception of 2 lessees more than 15 years ago, all others turned into a LO nightmare situation.

I have had about a half dozen unsolicited offers to lease the place since Jan, ranging from $12,000 up to $20,000, I am still not interested.
You betcha, I could sure use the money, I do well to keep my head above water, not worth the problems it comes with.

I / we don't even hunt the place, it isn't hunting, it is a slaughter.
Half a bag of corn in a line, no blinds, no feeders, 7 or more people can tag out before lunch more likely before 10am.
Bow hunters can walk up within bow range & tag out without moving more than about 60 yards to fill their tags.
The deer are your typical small stunted variety common in areas with an extreme overpopulation problem.
No it isn't in a subdivision, they aren't trained deer or used to human interaction.

I have never once advertised or told a sole I wanted to lease the property.

So because I am the LO, I'm the bad guy if I accept what is being offered?
I'm to blame for the high price of leases?
I'm responsible for people that have far more money than brains?

I'm supposed to care if the LO's in the area make bank leasing property they own for $30, $80, $140 per acre?

I guess you'd be willing to lease your living room to stranger for an equivalent to $100 per acre.

I lease a 200 acre place about 20 min from my house.

I call the landowner to let them know I'm there, do what I say im gonna do ( fill feeders, trap coons, cut cedar ) and don't squat there in the off season. Go do what I need to do ( hunt or ranch chores ) and then I'm gone.

Me and the landowner get along swimmingly. Don't bring guests out without prior permission ( and very very rarely at that ) don't drive when its wet, don't target shoot, don't leave gut piles out in the open, don't leave trash, basically treat the place like I would if it were mine. Zero issues
