1-2 spots open on lease near Silver TX
We have 1 maybe 2 spots open on our lease near Silver TX. It is on the Coke, Nolan and Mitchel Co lines.
2200 acres
-6 hunters
-$2250 per and a minimum of $350/yr for protein, Approx $140/yr electric
-Has electric and water
-Has an old farmhouse that we slowly remodeling
-Travel trailer spots will be available
-Walk in cooler and skinning rack on concrete pad
-40' storage connex for feed and a little hunting equip like popups etc.
-Family is welcome, and hunt off your allotment of animals
-Limited guests and will also hunt off your allotment of animals
-As of now no livestock on the property
-Bowhunting preferred but there will be some rifle hunting
-Year round access
-2 bucks(1 Trophy-1 management/cull, this will be explained further)
-1-2 doe depending on head counts off observations and trailcams
-Max of 2 feeders/stands per person
-Everyone hunts their own stands unless approved by other hunters
-You have access to setup anywhere on property at least 500-600 yds from nearest feeder
Since this is still a relatively new lease as far as our management goes we are still a little tighter on what and how many deer we shoot.
Short story is, if you will feel like you have to shoot the biggest buck you see every yr to justify the money spent then this probably won't be the place for you.
We feed corn yr round and protein from Jan 1-Sept(dep on range conditions or until we run out). We also started feeding cottonseed this year but with all the rain they really haven't taken to it good yet at some feeders others wiped it out.
We will have a good time at camp, cook good food and enjoy our time with family and friends. That being said, we are there to hunt not party.
We are expecting the ranch owner to start to do some brush control in the next year or two. He uses an excavator to "cherry pick" cedar instead of a bulldozer to clear cut the area. Our property is in bad need of this. It is way too thick in some areas to the point where it is unhuntable.( I hope to get more info on the start of this soon)
This is a good property with some excellent potential. It is very diverse in terrain.
We won't take first cash but the best fit. We prefer not to have anyone from the area within a couple hrs unless we already know the person. We have found in the past that it is better for all involved if everyone is from 2-3 hrs away. Just our choice not the landowners.
Money is split 1/2 now normally March 1($1125+$350 Protein+electric), then 1/2($1125) Aug 1.
Only reason why we have 1-2 openings is that I didn't want to mees with looking anymore last year so paid for the last spot my self and this yr my brother isn't for sure if it will fit in the budget or their schedule this yr.
