Small piece of property between two large ranches. 40 acres betweeen two 3000+ acre ranches. Deer in the 130's and 140's to be expected. Looking for one person. No elec or water. 9 miles from san angelo. $1450 includes two bucks and all the does. Last second offering. Wont find a better small lease. Will consider partial trade in deer rifles.

I'm in san angelo and am looking for an inexpensive lease... is your price a typo? 1450$ for 40 acres? that's 36.25 an acre.
i'm assuming it was a typo, or you just set the record per acre on a lease!

Hunterman and Joseph. I appreciate your interest. The price is for two bucks and does. If you want to split it up and add a a friend that would be acceptable. That would make it $725 each. Its worth that for the kind of deer you will see. You know that land with good deer is not going to be cheap. If you find a 40 acre place for 8 bucks an acre then it probably doesnt have any deer. $725 for a season lease within 10 minutes of town with deer in the 130's+ on it is to expensive. Might try the state hunting land its free!

I would do it if it was $725 for two hunters ($18 per acre), and I would not want to be told what to shoot for sure. Tom green is a 5 deer county. Good luck though, sounds great just cant afford it. I will pass the word for you.

tx hunter. I'm sure a bunch of people would take two bucks and three does on a season lease for 360bucks. Who wouldnt?

Nothing wrong with the price, just the acreage. I know of several guys in San Angelo that have leases within 20 min to town that pay $1200-$1500 per gun. But they come with substantial acreage per person. Not many people that have $1300 to spend on a lease are going to want just 40 acres to hunt on.

JROD Joseph is right there is nothing wrong with the price just the amount of acreage. I know there are great deer in your area. Didnt mean to ruffle any feathers. Sometimes I just think aloud on here.
