Before I put it up with a agent was gonna try to sell it myself..this property has it all..25 acre field will be planted in a couple weeks..This field produced all year on dove..180 birds first split and 75 dove second split..It has 4 strand all around it to keep livestock out until it is ready to graze..during deer season regularly would see 30 to 40 deer in the afternoons in it...I have cleared 2 home sites on the place with a 60 mile view thru the Bosque valley..Also last year spent several thousand clearing cedar and adding another 2 acre pond..Already had a existing pond that held plenty of water thru the drought and now is back over the spillway..The beauty of this property is that it has 1/4 of a mile of road frontage that has a water line,so no need to spend 35k drilling a well...There are 2 deep ravines that run thru the property and one has a incredible waterfall/pool at the bottom...It is fenced and cross fenced and 1800 ft of new 5 strand was added this past fall..I ran 2 feeders this past year and had easily enough room to add one more...They regularly produced many does and a few decent bucks..There are turkey on the place as well but have not seen ONE hog the time I have owned it..The field has never been torn up either...Im asking 4500 a acre and is worth every penny...I will consider selling a 10 acre homesite if someone is looking for a piece of land to retire on...I am down there most weekend working if anybody wants to look at the place..I will get pics up as soon as my camera makes it back to me...
