Say you had a million bucks you had to burn (I don't) which county would you buy in?

Edwards, Real, Bandera, Kerr, Gillespie, or Kimble.

Taking into consideration neighbor's culture (if there is one), hunting, holding it's value, and appreciates the best.

What $1mm will get you will vary greatly between those counties and even within the county itself. What you can buy property for in Southwestern Edwards is vastly different from the Eastern portion of the county. Same goes for Gillespie and Kerr and Bandera.

Out of those counties listed, I would look for something in North-Eastern Edwards, Northern Real, Southern Kimble (or northern around Cleo) and western Kerr.

Personally I’d go south to frio or laSalle county.
Of those choices probably real.

I would focus on water.


Farm, Ranch and Recreational Land Sales in Texas and Oklahoma.

Those areas are some of the driest areas in the state, not to mention the ground isn’t conducive to holding surface water.

You can find water, but you’re going to pay for it. That budget isn’t going to get you there on live water.
