 Need to fill one spot in Cooke county

Currently have 4 hunters and need 1 more. $3000 per hunter. No friends no family unless it is a small child to accompany you at all times. There is water and electricity but needs work to be functional. Currently the hunters drive back and forth. Must be management minded. This place has been heavily fed for several years and have not harvested a deer in several years. Neighboring ranches have killed 4 deer over 190" in last 5-7 years. Pics available upon request. Open pasture with wooded areas and a seasonal creek. Deer, hogs, and turkey. Not on the river but very close.

5 guns on 670 acres at $3000 per spot? That is $22.38 per acre, does this lease include blinds, feeders and feed in the lease costs? What is the deer density and ratios according to survey?

No blinds, feeders, or feed. Just a opportunity at giant free range deer 50min from Dallas. It is a substantial investment up front, however you come out way ahead if you factor in fuel and your largest asset TIME to and from say the panhandle or South texas where equivalent deer are found in TX. This is not for everybody and I fully understand that. And yes my calculator says $22.38 per acre as well.

Correction, I left out a pasture it is 930+- total acres. $16.12 per acre. My apologies for the confusion.
