Is 200+- acres worth buying in West Texas?

What do you think? Since the land is so open, is 200 acres too small of a place out West? I'm talking Terrell, Brewster, Hudspeth County areas.

I want to use it for hunting. We have a family friend that owns 65 thousand acres in Sanderson and it just seems like you could hunt all of 200 acres real quick and since the land is so open and sparse you'd have to get lucky for deer to come through your place.

In my area Runnels, Tom Green, Concho and Taylor counties that would be more than enough for a nice hunting place. In that part of Texas I would want more, closer to at least 600 acres, but 1000's would be better.
I know a couple of guys that hunt a 100 acre place in that area, they have very limited success. Too dry, they have to haul water and have feeders set up and they see deer, but rarely on their own place.

I wouldn't but it.
I know a guy who had 300 acres in dryden south of 90....he shot about 5 deer a year though
For it is not the quarry that we truly seek, but the adventure.

Another thing to keep in mind is that land is extremely plentiful out there and not really in demand, so if you ever need to sell it, chances are decent you're going to either struggle or take a hit, unless you get it for pennies.

We have 200 ac out there and we have taken some good mule deer off our place. We only have mule deer no Wight tail. If you look at the land you wouldn’t think there would be deer

Like anything it is location. But most of the country is either greasewood or mesquite or cedar or rocks or a combination of all of it. Water is the key out there also. 200 acres will run .5 hd of cattle and you might still have to supplement.

On that 65k acres I have hunted we don't see many deer at all. We always see some but we cover WAY more than 200 acres. We are usually spotlighting at night for varmints though.

200 acres of this type land is similar to what you are hunting on 65,000 and this ranch is 70,000. If someone runs them to you then you have a goldmine.

Ehh like the others have said it kind depends on where you are. We have 696 acres in Dryden (not big by West Texas standards but let's see how many people here could afford to buy it?) and we feed protein & corn all year, have a well with 3 water troughs on the place and we have quite a few Whitetail & Muleys. Now our neighbor to the west of us only has 160 acres and benefits from our stupidity & management, he shoots several bucks every year. Someday he will see a HF though, he's one of those fence line hunters.

I was thinking like 200k. I'm sure many could afford it. It depends on a lot of scenarios.....water, topography, access...etc. Better, well watered properties with easy access are going to bring a higher price than a place that is flat, no water and 25 miles off the highway thru 6 other ranches

Like all things a person should have bought 10 years ago. The only thing I hate about west Texas is that it cost me $160.00 now to drive out there, add corn, protein and it's a $500-700.00 weekend.
