How old was the person you bought the place from? Sounds like it might be grand kids. If it is they probably know that it has sold.

I would dismantle every thing and haul it off. You already left a note, put up the standard no trespassing signs. I would also show up Saturday morning and if it looks like someone is there call the GW and the sheriffs office. I would not confront them, that is the LEO's job, let the GW or SO handle it.

Friday is a good day for the removal of the stands.

Remember, the old owner may have collected a cash lease fee on this area, so whoever may be saying the heck with the new owner, we paid and are going to hunt this year.

If you feel confident that they saw your notes then they are blatantly trespassing and hunting without consent. Both are violations of the law and either could result in jailing.

I think you've been more than accomodating. Technically anything on the property when it transfers is considered "chattle" and conveys with the property to the new owner. So technically those stands and feeders are now yours. You're being more than generous to allow the "owner" to remove them.

I'd pull 'em down and stack 'em. If the owners haven't removed then keep 'em for yourself. Best of luck.

I agree with every one else, your land, you gave notice. Remove the equipment. I would call the GW and give him a heads up, he may even come out. OR you could put a note back on and say "lease fee for this year $5000 per hunter". You can be a"good ole boy" all you like and some folks will try to roll over you for it.

First thing first, do not confront these people by yourself. Take a buddy with you when you go on Friday.

Obviously the stands and feeders do not belong there and they know it. If you dump the feeders you will piss them off and it rarely works out well after that happens. With the price of corn these days and the fact that these people probably don't have the money to lease a place I would give them the opportunity to get their stuff off of the place. Take the stands down and stack them somewhere away from the feeders. When they show up to hunt and realize that you are serious they will take their stuff and leave, hopefully. As a landowner myself who does not live on our property I am always worried about what I will find when I go to our place. We thankfully have not had many issues other than the neighbors cattle getting loose. I can see how bad neighbors could make things really difficult.

Take the high road as far as you can stand it. After that if things get out of control, protect your property... Don't listen to armchair quarterbacks computer talk about what they would do. As a landowner you now have certain liability issues hanging over your head.

call the game warden and have him go out there and talk to these guy's,I'm sure they'll be sitting in the stands opening morning.If that doesn't scare the bejeebers out of them I don't know what will.Is this east Texas?

I would be cautious about tearing down stands and feeders. Someone may show up with a signed and paidup deer hunting lease that no one thought to tell you about. Don't know about the law in Texas about third party notification but you might find yourself putting the stands back up and a suit for loss hunting time, tons of damages and erectile dysfuntion.

X2 you have already put a note up...the land has closed and there was no information of someone claiming these feeders and stands....take them suckers down and keep them...anything on that property that wasnt in an agreement to be taken off belongs to you now....plain and simple...consider it an early christmas present..

Just be out there on Saturday morning early and if you see someone on the proeprty, do not confront them, just get a license plate number if possible and notify the GW or the sheriff. If you put the feeders and the stands by the place where they are coming in and they see them, then there is no reason for them to go any further into your property. They will collect their feeders and stands and leave, or they will just leave.

Pile them "outside" the enterance...that is more than you realy should do, but it keeps them off your land and in not uncertain terms lets them know that they are not welcome and should not longer be on the property.

Trailcams may be good if you can position them so they catch the license plate of anyone coming in or out.

This sounds like best plan,equipment stacked at entrance and you waiting(with a friend) and there is no confusion to whats going on! Be polite and explain things and hand over the feeders in good condition.They get horsey about it just let it go and make note of plate info and description of person's and let LO's handle it!

On a side note, good luck with this. When we purchased our little ranch here in Midland County there were no gates and it seemed to be the hangout spot for allot of people who lived around there to fish, hunt, shoot, etc. It's been almost 5 years now and the invasion hasnt let up. I dont think this would be considered chattle as the landowner did not own this equipment and therefore had no right to sell it...Kind of like if I parked my car at ur house, then u sold the house the next day... I can still come get my car because you did not own it and had no right to sell. But what do I know, I've only taken one law class.

Contact the person who owned the land prior to you. Find out about any details he may have left out or any run-ins he may have had with these same guys.

Just wait it out some place safe Saturday morning and if you hear a gunshot, you will know they are there and call the GW. And from reading a post awhile back, trespassing with a firearm is a "higher offense" as well as illegally taking game.

I also assume you have a survey and are 100% sure the feeders and stands are on your place.
