Guess I just lucky been on same ground about 15 years and have had 2 increases currently dollar an acre for all game mule and whitetail deer, hogs and quail.We have only taken 1 muledeer (see plenty)as I go to Texas to hunt birds. Average years we take about 35 birds on 2.5 days of hunting in slow years like current one it drops to 20, great years it has been 50 plus. No longer about how many killed but time spent doing something I love with family and a few close friends. And yes we offer to take farmer and wife out to eat every trip as well as offer to help if any muscle is needed around the place.

how can someone do the research and see how the bird populations are doing in july when the landowners are collecting the money. at least mine does.
the only time a lease is available when you can do any legit scounting is when they are desperately looking for someone.

You find a good property and then you take the good years with the bad years. When you find that good lease you watch the daily mosture tables and you have a real good idea of what the coming season will hold. Or you opt out and when the good years come you scramble to find a lease and hope its the right one.

one more thing and i will keep quiet. if landowners are not promising quail but a place to hunt or a tresspass privlege, why does a quail lease range from $1 an acre to $6 an acre.

Supply and demand, it is what the market rate is for that area or what the rancher thinks is a fair price. His land, land his price.

In some cases the more you lease the less it costs. A few years back the Chain ranch in Kansas was leasing a 20K acre area for $1 an acre. If you had $20K in your kicks bank it was a bargin................

You know what gets under my skin the most is these ranchers will lease you several hundred acres at say 4 bucks per acre to quail hunt. Besides not having a huntable number of birds 2/3rds of the acres will not be bird friendly at all this being planted in winter crops,caynons, deep draws or real heavy brush spots.
I agree in mid summer months you have no way to tell what quail numbers will be but ole ranch boy wants his bucks in July.I refuse to pay until i know what is going to be what in the fall and I have missed on this the last 4 years. Time is catching up to the ranchers tricks on these quick lease monies. One more bad bird season and these dudes will have to borrow money to operate.

I doubt if they will be borrowing more money to operate. Most of the old timers have been through enough droughts and bad times that they consider the lease money just gravy on the potatoes. They have done without enough that if the lease money is not there they will go on like they have in the past.
